THIS INDENTURE,made the 13th dayof October nineteen hundred and seventy—three
BETWEEN KARL LANZER, residing at 27 Sunny Road, St. James , County
of Suffolk and State of New York

party of the first part, and THEODORE DOWD, residing at/Goose Bay/ Southold,
County of Suffolk and State of New York
party of the second part,
WITNESSETH, that the party of the first part, in consideration of Ten Dollars and other valuable con-
sideration paid by the party of the second part, does hereby grant and release unto the party of the second
part, the heirs or successors and assigns of the party of the second part forever.
ALL that certain plot, piece or parcel of land. with the buildings and improvements thereon erected, situ-
ate, lying and being t147{* at Mattituck, in the Town of Southold, County of Suffolk
and State of New York, being bounded and described as follows:
( I4 BEGINNING at a point distant 167.32 feet from a monument set at
; ! the corner formed by the intersection of the Northerly side of Mill
Road, and the Easterly side of Reeve Avenue and from said point of
beginning running North 15 degrees 22 minutes 40 seconds West along
the Easterly side of Reeve Avenue 1 ,500.00 feet to a monument and
land now or formerly of Alois Lutz ,
RUNNING THENCE North 72 degrees 09 minutes 20 seconds East , along
said last mentioned land 375.54 feet to a monument and land now or
formerly of Grace Grandy and Henry Drumm,
RUNNING THENCE South 16 degrees 32 minutes 40 seconds East
�\ along said last mentioned land 1 ,499.01 feet to land now or formerly
of Henry Drumm,
RUNNING THENCE South 72 degrees 09 minutes 20 seconds West 406.07
feet along said last mentioned land and land now or formerly of Donald
and Gayle S. Crohan to the point or place of BEGINNING.
BEING AND INTENDED to be a portion of the premises conveyed to the
party of the first part by deed dated July 7, 1969 and recorded in
the Office of the Clerk of the County of Suffolk on July 23, 1969
in Liber 6590 Page 273.
SUBJECT to any state of facts an accurate survey may show.
SUBJECT to covenants, restrictions, reservations and easements of
record.
SUBJECT to a purchase money mortgage in the sum of $60,000.00 intended
to be recorded simultaneously herewith.
TOGETHER with all right, title and interest, if any, of the party of the first part of, in and to any streets
and roads abutting the above-described premises to the center lines thereof; 'roGETHER with the appur-
tenances and all the estate and rights of the party of the first part in and to said premises; TO HAVE AND
TO HOLD the premises herein granted unto the party of the second parr, the heirs or successors and assigns
of the party of the second part forever.
AND the party of the first part covenants that the parte of the first part has not done or suffered anything
whereby the said premises have been encumbered in any way v-hatever, except as aforesaid.
AND the party of the first part, in compliance with Section 13 of the Lien Law, covenants that the party of
the first part will receive the consideration for this conveyance and will hold the right to receive such con-
sideration as a trust fund to be applied first for the purpose of paying the cost of the improvement and will
apply the same first to the pay°ment of the cost of the improvement before using any part of the total of the
same for any other purpose.
The word "party" shall be construed as if it read "parties" whenever the sense of this indenture so requires.
IN WITNESS WHEREOF,the party of the first part has duly execrted this deed the day and year first above
written.
