All that part of Nassau Point (formerly Little Hoq Neck) situate, lying
and being in the Town of Southold, County of Suffolk, State of New York,
Dist:100 bounded and described as follows-: BEGINNING at a point on the high
water line of lot 112 as shown on a certain map entitled "Amended Map
Sec: 118 A of Nassau Point owned by Nassau Point Club Properties, Inc. , dated
June 28, 1922 and filed in the Suffolk County Clerk 's office August
BZk: 05 16, 1922 , in file No. 156 as the southeasterly corner of lot No, 100
as shown on said map and running through said lagoon two courses as
Lot: 006 follows: (1) North 25* 30' east eighty-five (85) feet; thence (2)
250 30' East 90 feet to the high water mark at the division line
between lot nos. 99 and 101; thence westerly along said high water
mark and along Lot no. 99 to the point of BEGINNING,
Subject. to rights and easements of others, if any, over and unto
parcel II.
The parties of the first part herein are the same parties as grantees
in deed dated 8/20/65, recorded 9/7/65 in Liber 5815, Page 333, in
the Office of the Clerk of Suffolk County.

SUBJECT to a purchase money first mortgage in the amount of Sixty
Thousand ($60,000.00) Dollars to be recorded simultaneously herewith.
TOGETHER with all right, title and interest, if any, of the party of the first part in and to any streets
and roads abutting the above described premises to the center lines thereof; TOGETHER with the
appurtenances and all the estate and rights of the party of the first part in and to said premises;
TO I-;:VE AND TO HOLD the premises herein granted unto the party of the second part, the heirs
or .cessors and assigns of the party of the second part forever.
t AND the party of the first part, in compliance with Section 13 of the Lien Law, covenants that the party
t t of the first part will receive the consideration for this conveyance and will hold the right to receive such
consideration as a trust fund to be applied first for the purpose of paying the cost of the improvement
and will apply the same first to the payment of the cost of the improvement before using any part of
the total of the same for-any other purpose.
The word "party" shall be construed as if it read "parties" whenever the sense of this indenture so
requires.
