THIS INDENTURE,made the 9th day of July nineteen hundred andseventy—three
BETWEEN WILLIAM G. COX, residing at Track Avenue (no number� ;; Cutchogue

party of the first part, and ROGER A. COX and HELEN L. COX, his wife, residing at
66 Lenox Avenue , Westbury, New York 11590,
party of the second part,
WITNESSETH,that the party of the first part, in consideration of Ten Dollars and other valuable consideration
paid by the party of the second part, does hereby grant and release unto the party of the second part, the heirs
or successors and assigns of the party of the second part forever, - ---- - --

M ALL that certain plot, piece or parcel of land, with the buildings and improvements thereon erected, situate,
'f lying and being in the Town of Southold, at Cutchogue , County of Suffolk and
State of New York, being known and designated as and by the Lot No. 55
and the westerly part of Lot No. 54 on a certain map entitled, "Map of
Property of M. S. Hand, Section 2, at Cutchogue" , and filed in the Office
of the Clerk of the County of Suffolk on May 12th, 1939 under the File
t No. 1280, and bounded and described as follows :
? BEGINNING at a point on the southeasterly side of Track Avenue , dis-
tant 230.00 feet southwesterly when measured along the southeasterly side,
of Track Avenue from the corner formed by the intersection of the south-
easterly side of Track Avenue with the southwesterly side of Stillwater
Avenue ; running thence South 40° 58' 40" East, 168.23 feet to land now of
formerly of H. Annabel Est;ate ; thence South 50° 42' 20" West alonE last
mentioned land, 1.00.05 feet; to the division line between Lots Nos. 55 and
56 as shown on the above map; thence North 40° 58' 40" West along last
mentioned division Tine. , 7.65. 30 feet to the southoasherl-y ei_do of Track
Avenue ; ;hence North 490 Olt 2.0" East along said sout;heasberly side of
Track Avenue, 100.00 feet to the point or place of BEGINNING.
BEING AND INTENDED TO BE the same premises as that conveyed to the party
of the first pari; herein by deed dated. 10/10/1958, recorded _n the
Suffolk County Clerk' s Office on 10/10/1958 in Liber 4528 cp 4-3.
TOGET11GIt with all right, title and interest, if any, of the party of the first part in and to any streets and
roads abutting the above described premises to the center lints thereof; TOGLTI II:R with the appurtenances
and all the estate and rights of the party of the first part in and to said premises; TO IIAVI? AND TO
HOLD the premises herein granted unto the party of the second part, the heirs or successors and assigns of
the party of the second part forever.
AND the party of the first part covenants that the party of the first part has not clone or suffered anything
whereby the said premises have been encumbered in any way whatever, except as aforesaid.
AND the party of the first part, in compliance with Section 13 of the Lien Law, covenants that the party of
the first part will receive Tile consideration for this conveyance and will hold the right to receive such consid-
eration as a trust fund to be applied first for the purpose of paying the cost of the improvement and will apple
the same first to the payment of the cost of the improvement before using any part of the total of the same for
any other purpose.
The word "party" shall he construed as if it read "parties" whenever the sense of this indenture so requires.
IN WITNESS WHEREOF, the party of the first part has duly executed this deed the day and year first above
written.
