Scott Walter and Bridget Walter, husband and wife, residing at 17 Philip Cort, Huntington Station, New York 11746 party of the second part, WITNESSETH, that the party of the first part, in consideration of Ten Dollars and other valuable consideration paid by the party of the second part, does hereby grant and release unto the party of the second part,.the heirs or successors and assigns of the party of the second part forever, ALL that certain plot, piece or parcel of land, with the buildings and improvements thereon erected, situate, lying and being in the ALL that certain plot, piece or parcel of land with the build- ings thereon erected, situate, lying and being at Bay View, Town of Southold, County of Suffolk and State of New York, known and designated as Lot No. 55 on a certain map entitled, "Map of Terry Waters", filed in the Office of the Clerk of theCountyof Suffolk on December 29, 1958 as Map No. 2901, which said lot is more particularly bounded and described as follows. BEGINNING at a point on the northerly side of Watersedge Way at the westerly end-of the arc of a curve which connects the westerly side of Rambler Road with the northerly side of Watersedge Way; RUNNING THENCE North 66 degrees 22 minutes 10 seconds West, along the Northerly side of Watersedge Way, 81.33 feet; THENCE North 23 degrees 37 minutes 50 seconds East, 175feet; nv� IL THENCE South 66 degrees 22 minutes 10 seconds East, 116.68 feet to the westerly side of Rambler Road; THENCE South 29 degrees 15 minutes 00 weconds West, along the wes- terly side of Rambler Road, 157.72 feet to the northeasterly end of the arc of a curve which connects the northerly side-of. Waters- edge Way with the westerly side of Rambler Road; THENCE Southwesterly along the arc of said curve bearing to the right, having a radius of 20 feet, a distance of 29.45 feet to the westerly end thereof. at the point or place of BEGINNING.- Premises herein are the same as described in the deed to the grantors herein dated 3/24/92, recorded 4/16/92, 1n liber 11451, page 384. TOGETHER with all right, title and interest, if any, of the party of the first part in and to any streets and roads abutting the above described premises to the center lines thereof; TOGETHER with the appurtenances and all the estate and rights of the party of the first part in and to said premises; TO HAVE AND TO HOLD the premises herein granted unto the party of the second part. the heirs or successors and assigns of the party of the second part forever. AND the party of the first part covenants that the party of the first part has not done or suffered anything whereby the said premises have been encumbered in any way whatever, except as aforesaid. AND the party of the first part,in compliance with Section 13 of the Lien Law, covenants that the party of the first part will receive the consideration for this conveyance and will hold the right to receive such consideration as a trust fund to be applied first for the purpose of paying the cost of the improvement and will apply the same first to the payment of the cost of the improvement before using any part of the total of the same for any other purpose. The word "party" $hall be construed as if it read "parties” whenever the sense of this indenture so requires.
