Said premises for the purpose of identification only, being shown and designated as Lot No. 4 on a certain map-entitled, "Proposed Minor Subdivision of land of 011ie M. Overton, amended July 7, 1972, and approved as a minor subdivision by Southold Town Planning Board on July 15, 1972. Being the same premises which 011ie M. Overton, by Deed dated April 29, 1975, and recorded in Liber 7885 cp 113, a correction deed only to correct description in a prior deed recorded in Liber 7370 cp 392, granted and conveyed unto Harold Taubin and Sara Taubin, his wife. And the said Harold Taubin departed this life on August 21, 1991. Conveyance is a gratuitous transfer betwee parent nd a trust for children which is exempt from Real Estate ransfer Tax. TOGETHER with all right, title and interest, if any, of the party of the firstpart in and to any streets and roads abutting the above described premises to the center lines thereof; TOGETHER with the appurtenances and all the estate and rights of the party of the first part in and to said premises; TO HAVE AND TO HOLD the premises herein granted unto the party of the second part, the heirs or successors and assign{ of the party of the second part forever. JAND the party of the first part covenants that the party of the first part has not done or suffered anything whereby the said premises have teen encumberel in any way whatever, except as aforesaid. AND the party of the first part, in compliance with Section 13 of the Lien law, covenants that the party of the first part will receive the consideration for this conveyance and will hold the right to receive such consid- eration as a trust fund to be applied first for Ott purpose of paying the cost of the improvement and will apply the same firs( to the payment of the cost of the improvem,:nt before using any part of the total of the same for any other purpose, The word "party" shall be construed as if it rvai "parties" whenever the sense of this indenture so requires.
