end of a curve connecting the southerly line of Vanston Road and the
westerlyline of Little Peconic Ba Road from said

running thence along land now or formerly of Margaret V. Braatz,
South 21 degrees 26 minutes 00 seconds East 150 feet to land now or
formerly of Bankert;
running thence along said land South 67 degrees 13 minutes 00 seconds
West 155 feet to other land now or formerly of Margaret V. Braatz;
running thence along said land North 21 degrees 26 minutes West, 245
feet to the southerly line of Vanston Road;
running thence southeasterly along the southerly line of Vanston Road,
180 feet more or less, the tie line bearing South 80 degrees 55 minutes
00 seconds East 179.88 feet to the point or place of BEGINNING.
TOGETHER WITH the use in common with others of the following described
property known as the "Beach Area, " for bathing and picnic privileges
under the express condition, however, that no buildings or structures
may be built or maintained thereon;

entitled, "Amended Map A of Nassau Point owned by Nassau Point Club

York, and filed in the Office of the Clerk of the County of Suffolk
on August 16, 1922 as Map No. 156, with the ordinary high water line of

Great ;Pecenic Bay; running thence North 64`' 22 ' 10" East along the
northerly line of said West Bay Road, 177 feet, more or less, to a
point of curve ,where the said northerly line of said West Bay Road joins
the wedterly line of Lowland Road; running thence northeasterly on a
curve to the left having a radius of 86 feet along the line of Lowland
Road 102.07 , feet 'to a point, the chord of said curve being North 30° 22 '
10" East', 96.18 feet; running thence northerly on a curve to the right
having a radius of 196 feet along the westerly line of Lowland Road as
said Lowland Road is shown on the map above referred to 54.05 feet to
a point where said westerly line of Lowland Road is intersected by the
southerly line of land now or formerly of Walter C. Grabie, the chord
of said last mentioned curve being 53 .88 feet; running thence South 64°
22 ' 10" West along said land now or formerly of Walter C. Grabie 325
feet, more or less to the line of ordinary high water mark of Great
Peconic Bay; running thence in a southeasterly direction along the line
of ordinary high water mark of Great Peconic Bay 108 feet, more or less,

TOGETHER WITH a right-of-way in common with others, for pedestrian use
only over and along a private walk herein described as follows :
BEGINNING at a point on the southerly line of Sailor ' s Lane, a
private road, said point of beginning being the following three courses
and distances from a point on the southwesterly line of Little Peconic
Bay Road at the northwest corner of Lot 244, as shown on "Amended Map A
of Nassau Point, " and filed in the Suffolk County Clerk' s Office as Map
No. 156: (1) Northwesterly 100 feet, more or less, along the south-
westerly line of Little Peconic Bay Road, the tie line of which runs
North 490 19 ' West, 100 feet; thence (2) South 40° 00 ' West, 141.23
feet; and thence (3) South 540 37 ' West, 13 . 33 feet, and from said point
of beginning running thence along land of Hansen, South 100 09 ' East,
273.14 feet to a bulkhead along Wunneweta Pond, thence along said bulk-
head, North 830 29 ' East, 33 feet; thence along land of Hardy, three
courses and distances as follows: (1) North 10° 14 ' West, 42.13 feet;
thence (2) South 79° 51 ' West, 20 .89 feet; and thence (3) North 100 09 '
West, 238.79 feet to the southerly side of Sailor ' s Lane ; thence along
said southerly side of Sailor ' s Lane, South 540 37 ' West, 13 .33 feet
to the point or place of BEGINNING.

BEING AND INTENDED TO BE the same premises conveyed to Joseph C.
Cornell Construction Corp. by deed of Francis R. Schreiber and Edith
Schreiber, his wife, dated April 28, 1973 and recorded in the Suffolk
County Clerk 's Office on July 2, 1973 in Liber 7432 at page 21.
This conveyance is made in the regular course of business actually
conducted by the party of the first part.
