WITNESSETH,that the party of the first part,in consideration of ten dollars and other valuable consideration
paid by the party of the second part, does hereby grant and release unto the party of the second part,the heirs
or successors and assigns of the party of the second part forever,
ALL that certain plot, piece or parcel of land, with the buildings and improvements thereon-erected, situate,
lying and beings at East Cutchogue, Town of Southold, Suffolk County-,
--- New York, known and designated as and by the lot Number 10
on a certain map entitled, "Map of Moose Cove` at-bast Cutchogue,
Town of Southold, County of Suffolk and State of New York,"
prepared by Otto W. Van Tuyl and Son, from surveys completed
June 14, 1960, and filed in the office of the Clerk of the County
/ - of Suffolk on August 30,1960, as Map No. 3230, and being bounded
and described as follows:
BEGINNING at the corner formed by the intersection of the westerly
side of Deerfoot Path with the northerly side of Moose Trail; and
RUNNING THENCE South 77a 27' 4011 West along the northerly side of
_._ Moose Trail 125.27 feet to the northeasterly side of Beebe Drive;
THENCE North 570 30' West along the northeasterly side of Beebe
Drive 99.05 feet; THENCE North 41° 00' East 100.00 feet; THENCE
North 76° 50' 20" East 113.42 feet to the westerly side of Deerfoot
Path; THENCE South 13 09' 40" East along the westerly side of
y Deerfoot Path 130.74 feet to the point or place of beginning.
BEING and intended to be the same premises conveyed to the parties
of the first part by deed dated February 25,1965, and recorded
in the Suflk County Clerk's Office on March 2, 1965, in Liber
57083, p. 152.
TOGETHER with all Fight, title and interest, if any, of the party of the first part in and to any streets and
roads abutting the above described premises to the centerlines thereof; TOGETHER with the appurtenances
and all the estate and rights of the party of the first part in and to said premises; TO HAVE AND TO
HOLD the premises herein granted unto the party of the second part, the heirs or successors and assigns of
the party of the second part forever.
AND the party of the first part covenants that the party of the first part has not done or suffered anything
whereby the said-premises have been encumbered in any way whatever, except as aforesaid.
AND the party of the first part, in compliance with Section 13 of the Lien Law, covenants that the party of
es the first part will receive the consideration for this conveyance and will hold the right to receive such consid-
eration as a trust fund to be applied first for the purpose of paying the cost of the improvement and will apply
the same first to the payment of the cost of the improvement before using any part of the total of the same for
any other purpose.
f) The word "pasty" shalt-be construed as if it read "parties"whenever the sense of this indenture so requires.
