ALL that certain plot, piece or parcel of land, with the buildings and im rovements thereon erected, situate,

and State of New York, being bounded and described as follows :
BEGINNING at an iron stake at the corner formed by the intersection
of the northerly side of Pike Street with the easterly side of Love
'a Lane; running THENCE North 63 degrees 03 minutes 30 seconds East
along the northerly side of Pike Street 100 feet to a monument
t running THENCE North 32 degrees 00 minutes West 132.99 feet to the
southerly side of the land of the Long Island Railroad right of
way; running THENCE South 45 degrees 41 minutes 10 seconds West
along said southerly side of the land of the Long Island Railroad
right of way 101. 93 feet to the easterly side of Love Lane; running
THENCE South 32 degrees 00 minutes East 102,30 feet to the corner ttt

BEING and intended to be the same premises conveyed to Chevron oil
Companyy-Deed fro,n Mattituck - Love Lane Corporation to be =recorded
in the Suffolk County Clerk's Office prior to the recordation hereof.
SUBJECT TO:
1. Municipal Ordinances and Zoning Regulations of the Town of
Southold relating to lands and buildings, their use and

construction.
2. Such state of facts as an accurate survey and personal inspection
of the premises :night disclose.
This conveyance is made by Resolution of the Board of Directors
of the grantor corporation herein.
TOGETHER with all right, title and interest, if any, of the party of the first part in and to any streets and
- roads abutting the above described premises to the center lines thereof; TOGETHER with the appurtenances
and all the estate and.rights of the party of the first part in and to said premises; TO IIAVE AND TO
I IOLD the premises herein granted Tinto the party of the second part, the heirs or successors and assigns of
the party of the second part forever.
AND the party of the first part covenants that the party of the first part has not done or suffered anything
whereby the said -premises have been encumbered in any way whatever, except as aforesaid.
AND the party of the first part, in compliance with Section 13 of the Lien Law, covenants that the party of
,the first part will receive the consideration for this conveyance and will hold the right to receive such consid-
eration as a trust fund to be applied first for the purpose of paying the cost of the improvement and will apply
the same first to the payment of the cost of the improvement before using any part of the total of the same for
any other purpose. -
The word "party" shall be construed as if it read "parties" whenever the sense of this indenture so requires.
