BEGINNING at a concrete monument set on the westerly line of a
certain 24 foot right-of-way where the same is intersected by the
northerly line of premises of .Kenneth E. Ramsauer and Marilyn J.
Ramsauer, which said point of beginning is the following courses
and distances from the point of intersection of the easterly line
of Cox Neck Road (a public highway) and the southerly line of a
private road known as Miller' s Right-Cf-'lay; V
1 . ) South 850 30' East a distance of 1 ,439.11 feet more or less to
a concrete m8nunent , and
2. ) South 22 30' East a distance of 284.50 feet along the westerly
line of a certain 24 foot right-of-way to the point of beginning
of the within described parcel , and from said point of beginning;

Ramsauer and Marilyn J. Ramsauer a distance of 140.00 feet to a
concrete monument and other lands of William H. Wertenberg;
RUNNING THENCE North 220 30' West along said other lands of
William vlertenberg a distance of 157.00 feet to a concrete monument ;

northeast corner of the parcel above described ;
RUNNING THENCE. South 220 30 ' East a distance of 155.00 feet
along the westerly line of said 24 foot right-of-way to the monument
set at the point or place of beginning-,
SUBJECT, however, to the reservation by William H. Wertenberr- and
Evelyn Wertenberg, their heirs, administrators, executors, successors
or assigns and grantees of a right-of-way for ingress and egress
over such portion of said 24 foot right-of-way"'above described and
conveyed, and Also Subject to the existing rights-of-way over said
24 foot right-of-way as reserved in a certain deed made and executed
by Raymond J. Miller as sole surviving executor of the estate of
William H. Tiiller to `William H. Wertenberg dated September 8, 1953
and recorded in the Office of the Clerk of the County of Suffolk on
September 11 , 1953 in Liber 3577 of Deeds at page 92, and also
subject to such existing rights-of-way over said 24 foot right-of-way
as have heretofore been conveyed by William H. vlertenberg.
TOGET`�R with a right-of-way for ingress and egress in common with
all others now having or hereafter acquiring similar rights-of-way
over the _following:
1 . A certain private road known as Miller' s .might-Of- Way being
24 feet in width running in a general easterly direction from the
easterly side of Cox sleek Road (a public highway) to a point 1 ,466.05
feet, more or less, from said easterly side of Cox Neck Road.
2. A certain 24 foot private right-of-way known as Raccoon Road
running from a goint on the southerly line of said Miller' s Right-
of-clay South 18 07' 30" East a distance of 570.33 feet;
3. Another 24 foot right-of-way known as Deer Path Road, running
from a point on the southerly line of said Miller's Right-of-way
South 22 30' East a distance of 449.50 feet ;
4. Anothor 24 foot right-of-way, known as Fox Hollow Road, running
South 71 52' 30" West a distance of ,720.37 feet in a general East-
West direction completely across the property now or formerly of
William H. Wertenberg; -
5. Acertain parcel of land lying between the east end of the last
above mentioned 24 foot right-of-way, known as Fox Hollow Road, and
the shores of Tiattituck Creek, bounded and described as follows:-
BEGINNING at a point marking the easterly end of the last
above described 24 foot right-of-Way at the southeasterly corner
thereof;
RUNNING THENCE South 220 32 ' 20" East along lands now or formerly
of W.G. hiller a distance of 300 feet, more or less to the shores
of Tiattituck Creek;
RUNNING THENCE westerly along the shores of Tiattituck Creek a
distance of 50 feet , more or less;
RUNNING THENCE North 180 07' 30" West along other lands of
William H. Wertenberg a distance of 301 .95 feet more or less to a
point on the southerly line of said last mentioned 24 foot right-of-
way;
RUNNING TIBINCE North 67° 30' East along the southerly line of
said 24 foot right-of-way a distance of 24.811 feet to the point or
place of BEGINNING.
SUBJECT to any state of facts an accurate survey may show.
SUBJECT to Covenants, restrictions, reservations and easements of
record.
