GEORGE F. ANDEREGG, JR. , and KAREN ANDEREGG, his wife,
both residing at 115 East 9th Street, New York, New York, 10003
party of the second part,
WITNESSETH, that the party of the first part, in consideration of TEN DOLLARS ($10.00)---

by the party of the second part, does hereby grant and release unto the party of the second part, the heirs or

surveyed June 28, 1922 by Otto W. Van Tuyl, C. E. & Surveyor, Greenport,
N. Y. " and filed in the office of the Clerk of the County of Suffolk, August 16,
1922, File # 156; said premises being more particularly bounded and
described as follows:
BEGINNING at a monument on the easterlyside of Nassau Point Road,
where the division line between lots 72 and 71 on the above map
intersects the easterly side of Nassau Point-Road;

RUNNING THENCE North 82 degrees 00 minutes 00 seconds East, along ,
said last mentioned division line, 426 feet to Little Peconic Bay;
THENCE along Little Peconic Bay, on a tie line of South 8 degrees 23
minutes 40 seconds East, 205, 59 feet to the division line between
Lots 73 and 74;
THENCE_Sauth 78 degrees 42 minutes 10 seconds West, along said last
mentioned division line 463. 0 feet to a monument on the easterly
side of Nassau Point Road;

of BEGINNING.
TOGETHER with all the right, title and interest of the parties of the
first part, of, yin and to the land under water in Little Peconic Bay in front
of and,abutting said premises, if any.

SUBaECT, however, oto an easement over e strip of land extending
fifteen feet in width along and above high water mark, which shall form
part of a common roadway for the benefit of all persons owing lands on
said Nassau Point, including the granteesherein, ,provided , that the
grantors herein also hereby convey to the grantee any and all right of -
possession or other right, title and interest which the grantor ma have
affecting such easement by reason of their ownership/oispa ayo�s� and 73, and the
buildings and improvements hereon. t
This transfer is made subject to a restrictive covenant thatthe
boathouse located on the subject premises may not be utilized as a residence.
The grantees by the acceptance of this deed acknowledge that they are
not Qbtaining any right, title and interest to utilize a driveway over any part of
Lot, 71 to obtain access to the subject premises.
