Jules Adriaenssens , and Doris Adriaenssens , his wife ,

Witnesseth, that the party of the first part, in consideration of Ten Dollars and other valuable consideration paid by
the party of the second part, does hereby grant and release unto the party of the second part,the heirs or successors
and assigns of the party of the second part forever,

beinginthe Town of Southold, at Mattituck. SuffolkCounty. New York
bounded and described as follows:
Commencing at an iron rod set in the northwesterly corner of the
premises hereby conveyed, at a point in the southwesterly line of
Bungalow Lane, which is distant about 507 feet southeasterly along
said southwesterly line of Bungalow Lane from its intersection with
the easterly line of Marratooka Lane, and said point being the
C northeasterly corner of land of Russell Tuthill,
and running thence from said point o£ beginning South 650521
East along the southwesterly line of Bungalow Lane a distance of
157.60 feet to a pipe and lands of Thomas Fisher,
thence running South 24a 081 'Nest along said lands of Thomas
Fisher a distance of 200. feet to a pipe and lands of Buonaiuto,
thence running North 650521 West along said lands of Buonaiuto
a distance of 20.40 feet to a monument and lands of Russell
Tuthill;
thence running North 100191 West along lands of Russell Tuthill
a distance of 242.54 feet to the point or place of beginning.
Being and intended to be the same premises conveyed to parties of
the first part by Franklin A. and Carole Ann Scholl by deed dated
January 13, 1968, recorded Liber 6288 op 73
Together with all right,title and interest, if any, of the party of the first part in and to any streets and roads abutting
the above described premises to the center lines thereof; Together with the appurtenances ane all the estate and
rights of the party of the first part in and to said premises;To Have And To Hold the premises herein granted unto the
party of the second part,the heirs or successors and assigns of the party of the second part forever.
And the party of the first part covenants that the party of the first part has not done or suffered anything whereby the
said premises have been encumbered in any way whatever,except as aforesaid.
And the party of the first part, in compliance with Section 13 of the Lien Law, covenants that the party of the first
part will receive the consideration for this conveyance and will hold the right to receive such consideration as a trust
fund to be applied first for the purpose of paying the cost of the improvement and will apply the same first to the pay-
ment of the cogt of the improvement before using any part of the total of the same for any other purpose.
The word "party"shall be construed as if it read "parties"whenever the sense of this indenture so requires.
