Club Properties, Inc. , situated in the Town of Southold, Long Island,
New York, surveyed by Otto W. Van Tuyl , C.E. , Surveyor, Greenport,
New York, and filed in the Office of the Clerk of the County of
Suffolk on August 16 , 1922 as Map No. 156 , with the ordinary high
water line of Great Peconic Bay; running thence North 640 22 ' 10"
East along the Northerly line of said West Bay Road, 177 feet, more
Cp or less, to a point of curve where the said Northerly line of said
West Bay Road joins the Westerly line of Lowland Road; running
thence Northeasterly on a curve to the left having a radius of 86
feet along the line of Lowland Road 102 .07 feet to a point, the chord

Northerly on a curve to the right having a radius of 196 feet along

Lowland Road is intersected by the Southerly line of land now or
formerly of Walter C. Grabie, the chord of said last mentioned curve
being 53 . 88 feet; running thence South 641 22 ' 10" West along said
land now or formerly of Walter C. Grabie 325 feet, more or less , to
the line of ordinary high water mark of Great Peconic Bay; running
thence in a Southeasterly direction along the line of ordinary
high water mark of Great Peconic Bay 108 feet, more or less , to
the point or place of beginning.
TOGETHER WITH a right-of-way, in common with others , for
pedestrian use only over and along a private walk herein described
as 'follows:
BEGINNING at a point on the southerly line of Sailor 's Lane,
a private road, said point of beginning being the following three
courses and distances from a point on the Southwesterly line of
Little Peconic Bay Road at the Northwest corner of Lot 244 , as
shown on "Amended Map A of Nassau Point" , and filed in the Suffolk
County Clerk 's Office as Map No. 156 : (1) Northwesterly 100 feet,
more or less, along the Southwesterly line of Little Peconic Bay
Road, the tie line of which runs North 49° 19 ' West, 100 feet;
thence (2) South 400 00 ' West, 141 .23 feet; and thence (3) South
540 37 ' West, 13.33 feet, and from said point of beginning running
thence along land now or formerly of Hansen, South 10° 09 ' East,
273 . 14 feet to a bulkhead along Wunneweta Pond, thence along said
bulkhead, North 83° 29 ' East, 33 feet; thence along land now or
formerly of Hardy, three courses and distances as follows : (1)
North 100 14 ' West, 42. 13 feet; thence (2) South 790 51 ' West,
20. 89 feet; and thence (3) North 100 09 ' West, 238 . 79 feet to the
Southerly side of Sailor's Lane; thence along said Southerly side
of Sailor's Lane, South 540 37 ' West 13. 33 feet to the point or
place of beginning.
SUBJECT to covenants and restrictions of record affecting
said premises.
BEING AND INTENDED TO BE the same premises as conveyed to the
party of the first part by deed dated July 7 , 1975 and recorded in
the Suffolk County Clerk's Office on July 16 , 1975 in Liber 7875
