to ordinary high water mark of Mattituck Creek;
running thence westerly to a point in the land of Sullivan on a tie
line distance of North 73 degrees 05 minutes 20 seconds West 294. 33
feet to land of Sullivan;
running thence North 3 degrees 39 minutes West along the easterly side
of land of Sullivan 115. 0 feet to the southerly side of Mill Road;
running thence along the southerly side of Mill Road the following two
(2) courses and distances :
(1) South 87 degrees 44 minutes East 297. 0 feet;
