BEGINNING at a concrete monument set on the southerly line of Park Avenue, which monument bears North 85 degrees 08 minutes 20 seconds 2 East, 248.85 feet along the southerly line of Park Avenue from the Lot point where the southerly line of Park Avenue intersects the easterly line of Central Avenue, and from said point or place of beginning. RUNNING in an easterly direction along the southerly line of Park Ave- nue, North 85 degrees 08 minutes 20 seconds East, 15,15 feet to a concrete monument and lands of Webster P, Wells Estate, said lands i; also being known and designated as lot 14 on Map of Marratooka Park; RUNNING THENCE in a southerly direction along the westerly line of said lot 14, South 13 degrees 00 minutes East, 642. 60 feet to Peconic Bay; THENCE along the northerly line of Peconic Bay, South 84 degrees 46 minutes 10 seconds West, 111. 69 feet to the land of Ethel Wells Hayden- THENCE along lands of Ethel `Wells Hayden, the following courses and distances : (1) North 13 degrees 00 minutes West, 312.74 feet; (2) North 77 degrees 00 minutes East, 95,67 feet; (3) North 13 degrees 00 minutes West, 316.90 feet to the southerly line of Park Avenue, the point or J place of BEGINNING. The ggrantor therein is the same person as the grantee in deed dated 1/28/60 recorded 2/5/60 in Liber 4765 ep 325, and the deed dated 9/23/67, recorded 9/25/67 in Liber 6226 cp 174. TOGETHER with all right, title and interest, if any, of the party of the first part in and to any streets and roads abutting the above described premises to the center lines thereof; TOGETHER with the appurtenances and all the estate and rights of the party of the first part in' and to said premises; TO HAVE AND TO HOLD the premises herein granted unto the party of the second part, the heirs or successors and assigns of the party of the second part forever. AND the party of the first part covenants that the party of the first part has not done or suffered anything whereby in any way whatever, the said premises have been encumbered , except as aforesaid. AND the party of the first part, in compliance with Section 13 of the Lien Law, covenants that the party of the first part will receive the consideration'for this conveyance and will hold the right to receive such consid- eration as a trust fund to be applied first for the purpose of paying the cost of the improvement and will apply the same first to the payment of the cost of the improvement before using any part of the total of the same for any other Purpose. The word "party" shall be construed as if it read"parties" whenever the sense of this indenture so requires.
