There are ±14,370 sq. ft. of existing buildings including the main fire house and associated accessory structures, all on 1.38 acres in the Hamlet Business Zoning District. Description: This Amended Site Plan is for the construction of an 8,635 sq. ft. building for the purposes of a private wine-making facility on a 31.07-acre parcel in the A-C Zoning District. Attachments:Staff Report Southold Town Planning Board Work Session December 7, 2015 - Page 2 Peconic Recycling & Transfer II Project name:SCTM#: 1000-95-2-5 Location: 560 Commerce Dr., at the intersection of Corporate Rd. & Commerce Dr., Cutchogue Description: This Site Plan is for new construction of a building that includes 32,000 sq. ft. of warehouse space and 2,200 sq. ft. of office space for a transfer station use on a vacant 118,164.2 sq. ft. parcel in the LIO Zone. Status:Approved Site Plan Action:Review revised Site Plans. Attachments: Staff Report The Heritage at Cutchogue 2015 Project Name:SCTM#: 1000-102-1-33.3 Location: 75 Schoolhouse Road, on the n/w corner of Griffing Street and School House Lane, approximately 1,079 feet n/o the Main Road, in Cutchogue. Description: This proposed Residential Site Plan is for development of 124 detached and attached dwellings classified in three types: 48 "Type A" units (1,999 +/- sq. ft. livable area), 72 "Type B" units (1,599 +/- sq. ft. livable area) and 4 "Type "C" units (1,999 +/- sq. ft. livable area). In addition, there are proposed the following: a 6,188 sq. ft. community center with a ±1,125 sq. ft. outdoor swimming pool, one tennis court, 284 parking spaces of which 256 are associated with the individual dwelling units and 28 are associated with the community center, and various other associated site improvements, on a vacant 46.17-acre parcel in the Hamlet Density (HD) Zoning District. Existing on site are two horse barns, a roofed horse-walker, and a single family dwelling and garage on 37 acres in the A-C Zoning District. Status:Approved Site Plan Action:Review comments from Final Site Inspection. Attachments: Staff Report Southold Town Planning Board Work Session December 7, 2015 - Page 3 Estates at Royalton Project Name:SCTM#: 1000-113-7-19.23 Location: 55 Cox Neck Road, on Cox Neck Road approximately 490 feet north of Sound Avenue, Mattituck Description: This proposal is for a Standard Subdivision of a 36.9 acre parcel into 12 lots where Lots 1-11 equal 0.7 acres, and Lot 12 equals 12 acres, located in the A-C Zoning District. This subdivision includes 15.2 acres of open space and 1.7 acres for a proposed road. Status: Pending Action: Discuss affordable housing requirements. Attachments:Staff Report Project name: Beninati, Lee & Marie SCTM#: 1000-74-3-15 Location:3070 Peconic Lane, on the east side of Peconic Lane and on the south side of C.R. 48, Peconic Description:This proposal is for a Standard Subdivision of a 2.01 acre parcel where in 1999 the Zoning Board of Appeals granted an area variance to allow for this parcel to be subdivided into two lots where Lot 1 equals 0.71 acres and Lot 2 equals 1.30 acres, located in the RO Zoning District. Status:Conditional Sketch Approval Action:Review referrals & draft Negative Declaration. Attachments: Staff Report Bauser, Bernardine & Frederick Project Name:SCTM#: 1000-86.-4-1.7 & 1.9 Location: 450 Indian Neck Lane, on the west side of Indian Neck Lane, 457' south of Main Road, Peconic Description: This proposed Lot Line Change will merge a 0.56 acre parcel, SCTM# 1000-86-4-1.9, with a 1.17 acre parcel, SCTM#1000-86-4-1.7, creating a 1.74 acre parcel in the AC Zoning District. The Peconic Bay Cove Subdivision, approved in 1982, designated SCTM#1000-86-4-1.9 as a Park and Playground lot, which was taken by Suffolk County for tax default and subsequently sold to the applicant. This Lot Line Change includes a proposal to re-designate SCTM#1000-86-4-1.9 from Park and Playground to Scenic Easement. Status: Pending Action: Review for Final Approval.
