HomeMy WebLinkAboutZBA-05/31/1957 MINUTES Southold Tov~ Building Zone Ordinance Board of Appeals May 31, 1957 A regular meeting of the Board of Appeals was held at the Town Clerk's office in Southold, N.Y., on ~iday, Way 31, 1957, at 7:30 P.M. There were present: Mr. R. W. Gillispie, Mr. H. Rosenberg Mr. C. Gregonis ~. R. Bergen Jr. (Chairman) Also: Mr. Howard Terry, Building Inspector Absent: Mr. Serge Doyen CHARLES L. DOUGMEMTY presented application for building permit, along with a set of architectural plans, covering property located on Sound View Ave., Southold, N.Y., (75'x215') which has been held in individual ownership for over 12 yrs. He asked whether he would need a variance and the board unanimously agreed that no variance was needed because of the individual ownership. Application for permit to be given to b~ilding inspector after notarization. CHARLES L. DOUGHE~Y, representing owner (Henry J. SmOoth of Mill Colony), - 7 undersized lots, numbered i to 7 inclusive. Presented map of Will Creek Grove, dated May 1947, which has been approved by the Town Board but never filed. Lot 5 under contract for sale. Contract drawn after Lay l, 1957, and not signed. Remaining terri- tory on map shows six houses on single lots. All other houses built on two or more lots. Lots in question are triangular in shape, 50 to 80 feet wide with an average depth of 130 feet. Board held up decision in this case until they have a chance to check Town map and minutes for more detailed information as to whether or not this property had ever been approved. Public Hearing to be held on Thursday, June 13th, in the Town Clerk's office, pending final decision of the board. GEORGE BAUNAN~, iiorth 0akwood Road, Laurel, N.Y. -Mr. Terry advised that he had heard fromm. Baumann who wants to build a two-car private garage on his property with a 30' set~ack instead of the usual 50'. Garage would be 15' from house and 40' or more from neighboring house. Existing grade of property makes it difficult for party to build accorGing to ordinance. If he were to build according to present regulations the garage roof would be level with the surrounding ground. Has filed application for variance. Public Hearing to be held on Thursday, June 13th, in the Town Clerk's office. Notices to be printed. Discussion was held regarding permits to rebuild after d~nage by fire or storm, Also as to whether or not perE~ts for enclosing a porch was necessary. It was unanimously agreed that in the case of damage by fire or storm it is quite possible that the original dimensions of a structure could not be determined and a permit would be necessary to rebuild. In the case of enclosing a porch - it was ~NUTES, Continued Southold Town Building Zone Ordinance - Board of Appeals agreed that this would be considered an alteration and would there- fore be necessary to procure a building permit. The minutes of the hay 23rd meeting were read by the secretary. After motion made by~r. Gillispie, seconded by lv~. Rosenberg, and carried, m~nutes were approved as corrected. ~r. Hov~rd Terry advised the board that he was able to get the ~attituck Fire Department to allow the board to use the Fire House on Pike Street, ~ttituck, for the Public ~earing to be held on June 7th. Meeting adjourned at 9:50.
