from a concrete monument set in the northerly side of Westphalia
Road, where the same is intersected by the division line between the
southerly side of Lot No. 7, as shown on "Map of Lots at Mattituck" , ,
File No. 745 and the northerly side of land now or formerly of
Schutt;
1 . North 69 degrees 49 minutes 30 seconds East and along said
division line, and also being the southerly side of a 15 foot Right
of Way a distance of 173.64 feet; and I

easterly line of "Map of Lots at Mattituck" File- No. 745-a distance
of 225.00 feet to the point or place of beginning of the parcel
herein being described;
RUNNING THENCE from said point or place of beginning and along
the easterly line of "Map of Lots at Mattituck" File No. 745, North
20degrees 39 minutes 10 seconds West 355.00 feet more or less to the
;high water mark of Mapes Creek (Howard Creek) ;
THENCE Easterly and along the high water mark of Mapes Creek
(Howard Creek) a distance of 180 feet more or less to land now or

THENCE South 20 degrees 39 minutes 10 seconds East and along the ;
westerly side of said last mentioned land a distance of 320.00 feet
more or less to land now or formerly of Bubier; w�

TOGETHER with a Right of Way for egress and ingress between said
premises and Westphalia Road, fifteen (15) feet wide from the southwest
corner of the premises, which said Right of Way was reserved in a
deed made by Lizzie Y. Meday to William B. Codling dated April 18, 1906
and recorded April 27, 1906 in Liber 584 of Deeds at Page 549, in the-
Office of the Clerk of Suffolk County.
TOGETHER with and subject to an easement of Right of Way
lying east of the easterly line of "Map of Lots at Mattituck"
File No. 745, said line having a course of North 20 degrees 39
minutes 10 seconds West and a distance of 565.00 feet more or less,
and being 15 feet in width and at all times parallel thereto,
and running northerly from the northerly side of the Right of Way
as described in Liber 984 Cp 99, to the southerly high water mark of
Mapes Creek (Howard Creek) for purposes of ingress and egress, by
vehicles or foot crossing over the westerly 15 £ootnfor the benefit
