FRERICHS, his wife, both residing at 345 N. Boston Avenue, No. Massapequa, New York, party of the second part, ;i WITNESSETH, that the party of the first part, in consideration of ten dollars and other valuable consideration l paid by the party of the second part, does hereby grant and release unto the party of the second part, the heirs �l or successors and assigns of the party of the second part forever, ALL that certain plot, piece or parcel of land, with the buildings and improvements thereon erected, situate, lying and being iRldm at Mattituck, Town of Southold, County of Suffolk and State of New York, bounded and described as follows; - BEGINNING at a monument on the corner formed by the intersection of the southerly line of New Suffolk Avenue with the easterly 1 line of the easterly branch of Deep Hole Drive; running thence 1 South 84 degrees 19 minutes 30 seconds East along the southerly 1 line of New Suffolk Avenue 110 feet to land now or formerly of Smith & Suter, thence South 0 degrees 55 minutes 40 seconds East 1 along said last mentioned land 145.71 feet; thence North 88 degrees 41 minutes 00 seconds West along other land of Frank S. Zaleski 125.28 feet to the easterly line of said Deep Hole Drive, east branch; thence North l degree 19 minutes 00 seconds East along said Deep Hole Drive 24.34 feet; and thence North 5 degrees 40 minutes 30 seconds East still along said Deep Hole Drive 130 i feet to the point or place of BEGINNING, t : BEING AND INTENDED TO BE the same premises conveyed to the party of the first part by deed dated June 13, 1968 and recorded with the Office of the Clerk of the County of Suffolk on June 17, 1968, at Liber 6364 of Conveyances Page 588 . AND the party of the first part covenants that the party of the first part has not done or suffered anything whereby the said premises have been encumbered in any way whatever, except as aforesaid. AND the party of the first part, in compliance with Section 13 of the Lien Law, covenants that the party of the first part will receive the consideration for this conveyance and will hold the right to receive such consid- eration as a trust fund to be applied first for the purpose of paying the cost of the improvement and will apply the same first to the payment of the cost of the improvement before using any part of the total of the same for any other purpose.
