Y., on Thursday, Lay 23, 1957, at 7:30 P.M. Present were: Mr. Robert W. Gillispie, Mr. Herbert Rosenberg Mr. Charles Gregonis Jr. (Chairman) Also: Mr. Howard Terry, Building Inspector Absent: kr. Robert Bergen ~r. Serge Doyen, Jr. WILLIAM T. RII~Y appeared regarding building of a commercial labor camp on Factory Avenue, ~attituck, along railroad (approximately 262'). This property now designated as "A" zone. Surrounding property "B" zone. Property owned by Mr. Riley's mother from whom he v~ll obtain a ground lease. There are 2 small shacks, erected in 1906, now on site, which will be torn down and replaced v~th a frame building, approximately 50' x 20', of the barracks type, to house from 12 to 15 people (labor for the grading of potatoes to be done in Aquebogue). Mr. Riley was advised he wo~ld have to file an appeal. This was done and ~M. Terry will see to printing of Public ~otice in local papers and the posting of such notice in six loca- tions, such as; Post Office, etc. Public Hearing to be held on June 7, 1957, at 8 P.M., in Mattituck. ~Lr. Terry to locate an appropriate spot. J. BURGESS JA~-ESON, East Gillette Drive, -East marion. ~ARIONMANOR development. Mr. Ja~eson presented map filed in 1952. Plots 100' x 100' minimum- all plots about 20% undersized. Owner is Mr. Peter Blank & Son. khr. Jsmteson has option on approximately 23 plots, including 5 waterfront plots. Option taken in November '56 and runs for one year. Board advised ~m. Jamieson to conform as far as possible to the minlmum plot size requirements and suggested that Lots 37 to 42, inclusive, be converted to four lots, conforming in size to ordinance. Board then advised ~r. Jamleson and owners to consult the Planning Board in regard to this matter. iL~RRY GAGEN, Center Moriches, representing DePiazzy & DeCamp of Selden, owners under contract of location of proposed gas station. Property corner Locust Lane & Main Road, Southold, 150' front x 125' deep. Now "A" zone. ~r. Gagen contacted ~. Terry last February and was aavised that at that time the only requirements to establish a gas station were the rulings of the Labor Dept. of State of N. Y. and the County Health Dept. as to water supply and sewerage disposal. Mrs. Fisher is still the owner but has sold on contract. Since zoning has now gone into effect property will have to be declared "B" zone before permit to build can be granted. Application for changing zone to be obtained by ~,~. RADFGRD, East ~arion. Is interested in a corner lot 145' front x acreage, which he would like to cut up into several lots. Also would like to know about a lot 95' deep x 132'. Board advised that this was a matter for the Planning Board. ~Lr. Radford then inquired about a l0 room house, consisting of three apartments. Party wants to buy same and change it into a rooming or tourist house. Board advised~. Radford that this should be brought before the Planning Board. My. Radford then e~plained to the board that he had requested the Zoning Commission to list some of his property in "B" zone, which was done, but it does not show on the existing map. He was wondering if he would be charged ~25,00 for a change on the map. Board advised him to bring this matter to the Planning Board and advised that a copy of his original letter to the Zoning Commission be presented to the Planning Board. JOHN0'KEEFE, Riverhead, appearing for Cedric H. Wickhamof i~attituck, property owner. Location - Laughing Water. Presented maps made in 1938, one of Section i and one of Section 2. Section 1. - All lots sold with the exception of 13 lots. All separate lots with the exception of one group of two and one group of three. None are 100' frontage except one triangular lot. Some lots 100' x ll0' and some 70' x ll0'. ~ked whether they had to get a variance. Board advised them to see the Planning Board. Section 2. - They were a~vise~ to consult with the Planning Board as it involved subdivision of quite a large area of unoccupied land and it was thought that the Planning Board would ask them to confo~-~ to the minimum lot requirements. Board advised that they have a new map drawn up and present same to the Planning Board. ~r. Wickhamwas quite willing to do this and thought it a splendid idea. ~inutes of the ~ay 16th meeting were read by the secretary. On motion made by ~r. Gregonis, seconded by ~. Rosenberg, and carried, minutes were approved. The Chairman suggested that letters be sent to ~r. Bergen and ~. Doyen advising of Public ~earing and date of next meeting to be held on Friday, May 31st, instead of Thursday. ~eeting adjourned at ll:40 P.~. Grace B. Meyer Se eretary
