They are a series of 4 retaining walls of varying lengths, some interconnected,two sets of staircases, one leading to two decks,one that sits over an inground storage area (12 ft x13.5 ft).Another deck sits astride the bulkhead and connects to another staircase. Also the existing deckattached to the house was reconstructed without a permit. We are proposing to remove one of the staircases along with a deck, reduce another deck to under 200 square feet, Remove the upper two retaining walls and construct a new retaining wall to extend the backyard. Also reconstruct the south side area with retaining walls as a vegetable garden and entrance from the parking area.The north side is proposed to have a patio, a small pergola (4ft.x8ft.) and extensive plantings.The slope will also have extensive plantings. We propose to have a 5 ft. non—turf buffer landward from the top of the new retaining wall.
