SULLIVAN, residing at 239A Breakwater Road, Mattituck, New York, party of the second part, WITNESSETH, that the party of the first part, in consideration of ten dollars and other valuable consideration paid by the party of the second part, does hereby grant and release unto the party of the second part, the heirs P or successors and assigns of the party of the second part forever, ALL that certain plot, piece or parcel of land, with the buildings and improvements thereon erected, situate, lying and being in the Town of Southold, County of Suffolk and State of New York, being in Mattituck, bounded and described as follows: BEGINNING at a point on the westerly side of Luther's Road, alsoknown as Breakwater Road, distant 609. 65 feet northerly from the corner formed by the intersection of the northerly side of Cox Neck Road and the westerly side of Luther's Road; running thence South 820 02' West 64. 81 feet; running thence South 150 03' East 92. 11 feet; running thence South 370 33' West, 159. 13 feet; running thence North 440 30' West 317, 29 feet; running thence North 360 23' East 154. 05 feet; running thence North 260 37' West 114. 90 feet; running thence North 630 23' East 119. 05 feet; running thence North 740 571 East 68. 36 feet; running thence South 150 031 East 220, 57 feetI running thence North 820 02' East 65. 95 feet to the westerly side of Luther's Road; thence along the westerly side of Luther's Road the following two courses and distances to the point or place of BEGINNING. AND the party of the first part, in compliance with Section 13 of the Lien Law, covenants that the party of the first part will receive the consideration for this conveyance and will hold the right to receive such consid- eration as a trust fund to be applied first for the purpose of paying the cost of the improvement and will apply the same first to the payment of the cost of the improvement before using any part of the total of the same for any other purpose.
