BEGINNING at a point on the Southerly side of a certain right.-of-way thirty feet

certain land conveyed by Leone D. Howell and Lena F. Howell, his wife, to
Bryant S. Conklin by deed dated April 15, 1926 and recorded in the Suffolk l
!i County Clerk's Office in Liber 1187 of conveyances at page 88; running thence
South 4° 20' 20" East along land now or formerly of R. G. Brendel, 159.0 feet
i! to the bulkhead along Grear Peconic Bay; thence along said bulkiead South 74°
51' West, 59. 68 feet to land now or formerly of Peter Gray; thence North 40 01'
20" West, 154. 0 feet to the Southerly side of said right-of-way thence North 700 '
0' East along the Southerly side of said right-of-way 60 feet to the point or place p! ,
of beginning.
TOGETHER with a right-of-way over a strip of land 30 feet wide, the Southerly '
iine of which begins at the Northwest corner of the land herein described and runs r 1
on a course North 700 00' feet East to the Northeasterly corner of the land here -
tofore mentioned as conveyed to Bryant S. Conklin, and thence Northward overi
another right-of-way 25 feet wide extending from the Southerly side of the first r 1
mentioned right-of-way to New Suffolk Avenue. The last mentioned right-of-way
was established by agreement between George B. Reeve, Florence B. Reeve and
Phebe M. Hollister and recorded September 5, 1907 in the Office of the Clerk of
the County of Suffolk in Liber 629 of Deeds at page 168. It is understood and agreed
that the rights herein given under the last mentioned right-of-way shall not extend
South of the South line of the first described right-of-way.
