This indenture, made April 20, I1994, between Andris Zilite, residing at
272 Jefferson Avenue, Franklin Square, New York 11010, as Executor of the Last Will
and Testament of Mudite I. Zilite Saltups,', lite of 272 Jefferson Avenue, Franklin
Square, New York 11010, party of the first part and Mary V. Denn, residing at 23-01
150th Street, Whitestone, New York 11357, party of the second part,
WITNESSETH, that the party of the first part, by virtue of the power
and authority given in and by said Last ill and Testament, and under Letters
Testamentary issued on August 7, 1992, underfile number 276261, by the Surrogate's
Court of the State of New York, County of Nassau, and in consideration of$27,000.00
paid by the party of the second part, does hereby grant and release onto the party of the
second part, the heirs and successors and assigns of the party of the second part
forever, all that certain plot, piece or pa#cel of land, with the buildings and
improvements thereon erected, situate, lying and being at Southold, in the Town of
Southold, County of Suffolk and State of New York. Said premises being known as
DISTRICT and by Lot 026.00, District 1000, Section 054.000, Block 01.00, and being bounded

054.00 Being the same premises conveyed to Mudite Ila Zilite Saltups by deed
dated 4/11/74, recorded 4/17/74 in Liber 762111 ;CP 504 made by John T. Commerford.

first part in and to any streets and roads abutting the above described premises to the
LOT center lines thereof, TOGETHER with the appurtenances and all the estate and rights of
026.000 the party of the first part in and to said premises; TO HAVE AND TO HOLD the
premises herein granted unto the party of the second part forever.
AND the party of the first pari covenants that the party of the first part
has not done or suffered anything whereby the!said premises have been encumbered in
any way whatever, except as aforesaid.
AND the party of the first part; in compliance with Section 13 of the
Lien Law, covenants that the party of the firs part will receive the consideration for
this conveyance and will hold the right to receive such consideration as a trust fund to
be applied first for the purpose of paying the cost of the improvement and will apply
the same first to the payment of the cost of thg improvement before using any part of
