New York 11935; JOAN SCHMECKPEPER RICHARDS, residing at 19 Linwood Avenue, Riverside, Connecticut 06878; and CAROL SCHMECKPEPER DOERRER, CQ residing at 7 Evandale Road, Rochester, New York 14618, as Trustees �= under the Will of Lillian May Schmeckpeper, deceased. party of the second part, WITNESSETH, that whereas letters testamentary were issued to the party of the first part by the Surrogate's Court, Suffolk County, New York, on March 31, 1975 and by virtue of the power and authority given in and by said last will and testament, and/or by Article 11 of the Estates, B Powers and Trusts Law; and in consideration of O� Ten ($10.00)--------------------------------------------------dollars, - paid by the party of the second part, does hereby grant and release unto the party of the second part, the distributees or successors and assigns of the party of the second part forever, ALL that certain plot, piece or parcel of land, with the buildings and improvements thereon erected, situate, lying and being in the Town of Southold, County of Suffolk and State of New York, being part of Lots 3A and 3B, as shown on "Map of Nassau Farms", filed in the Office of the Clerk of the County of Suffolk on March 28, 1935 as Map No. 1179, being bounded and described as follows: BEGINNING at a point on the easterly side of Pine Tree Road distant 230 feet northerly from the corner formed by the intersection of the easterly side of Pine Tree Road with the northerly side of Bay Avenue; running thence North 4 degrees 07 minutes 00 seconds West, along the easterly side of Pine Tree Road, 137 feet; thence North 87 degrees 01 minutes 20 seconds East, along the southerly side of Lot 8 on said map, 255 feet more or less to the high water mark of Little Creek; thence southerly,;' along said high water mark 25 feet to the northerly side of Lot 2A on said map; thence along the northerly and westerly sides of said Lot 2A, (1) South 87 degrees 01 minute 20 seconds West, 155 feet more or less and (2) South 4 degrees 07 minutes 00 seconds East, 115 feet and thence South 87 degrees 01 minutes 20 seconds West, 100 feet to the easterly side of Pine Tree Road and the point or place of BEGINNING. BEING AND INTENDED TO BE the same premises conveyed by Henry Schmeckpeper and Lillian May Schmeckpeper to Lillian May Schmeckpeper, by deed dated June 15, 1973 and recorded in the Suffolk County Clerk' s Office on June 19. 1973 in Liber 7421 at page 530. TOGETHER with all right, title and interest, if any, of the party of the first part in and to any streets and roads abutting the above described premises to the center lines thereof; TOGETHER with the appurtenances, and also all the estate which the said decedent had at the time of decedent's death in said premises, and also the estate therein, which the party of the first part has or has power to convey or dispose of, whether individ- ually, or by virtue of said will or otherwise; TO HAVE AND TO HOLD the premises herein granted unto the party of the second part, the distributees or successors and assigns of the party of the second part forever. AND the party of the first part covenants that the party of the first part has not done or suffered anything whereby the said premises have been incumbered in any way whatever, except as aforesaid. Subject to the trust fund provisions of section thirteen of the Lien Law. The word "party" shall be construed as if it read "parties" whenever the sense of this in so requires.
