M WITNESSETH, that the party of the first part, in consideration of ten dollars and other valuable consideration
paid by the party of the second part, does hereby grant and release unto the party of the fecund part, the heirs
or successors and assigns of the party of the second part forever,
ALL that certain plot, piece or parcel of land, with the buildings and improvements thereon erected, situate.

BEGINNING at a point on the Northerly side of Sound Beach
Drive, said point of beginning, being the Southerly end of the arcl
having a radius of 25 feet and connecting the northerly side of Sound
Beach Drive with the westerly side of Inlet Drive and running thence

West 90. 33 feet; thence North 38 degrees 00 seconds West 221.02 feet
to the mean high water line of Long Island Sound as shown on Map of
Captain Kidd Estated, filed January 19th, 1949 , as Map No. 1672;
thence North 44 degrees 22 minutes 40 seconds East along the said high
water line East 147 .40 feet to the westerly side of Inlet Drive; thence
along the westerly side of Inlet Drive, South 29 degrees 58 minutes
20 seconds East 221. 22 feet to a point thence in a southerly direction
along a curve to the right, said curve having a radius of 25 feet a
distance of 35. 77 feet to the point or place of BEGINNING. ,

TOGETHER with all right, title and interest, if any, of the party of the first part in and to any streets and
roads abutting the above described premises to the center lines thereof; TOGETHER with the appurtenances
and all the estate and rights of the party of the first part in and to said premises; TO HAVE AND TO
HOLD the premises herein granted unto the party of the second part, the heirs or successors and assigns of ;+
the party of the second part forever.
AND the party of the first part covenants that the party of the first part has not done or suffered anything 1,
whereby the said premises have been encumbered in any way whatever, except as aforesaid. w
AND the party of the first part, in compliance with Section 13 of the Lien Law, covenants that the party of .._
