MOLE, his wife, both residing j at Beach Road, Fairhaven, James port, County of Suffolk and State of 11 New York party of the first part, and ABRAHAM PALLAS and PAMELA J. PALLAS 9 HIS WIFE, both residing at One Sing Road, Sound Beach, County of Suffolk and ,cp State of New York, O. LE? party of the second part, WITNESSETH, that the party of the first part, in consideration of Ten Dollars and other valuable con - N sideration paid by the party of the second part, does hereby grant and release unto the party of the second part, the heirs or successors and assigns of the party of the second part forever, Is, ALL that certain plot, piece or parcel of land, with the buildings and improvements thereon erected, situ ate, lying and being in the Town of Southold, County of Suffolk and State of New York, known and designated as and by Lot No. 15 on a certain Map entitled, "Map of Saltaire Estates" , and filed in the Suffolk County Clerk's Office on August 3, 1966 as Map No. 4682. TOGETHER with the use of the "Right of Way" as shown on said map for access to Long Island Sound and Lot Noe 32 for recreation purposes, subject to such reasonable rules and regulations as may be imposed by the original grantor, its successors and assigns, including a maintenance charge not to exceed $15.00 per year unless agreed upon by a majority of the lot owners on said map. SUBJECT to any state of facts an accurate survey may show. SUBJECT to covenants, restrictions, reservations and easements, if any, of record. BEING AND INTENDED to be the same premises conveyed to the party of the first part by deed dated June 169 1969 and recorded in the Office of the Clerk of the County of Suffolk on June 17, 1969 in Liber6567 Page 118. a ryY♦ S TATE w. w��L CS Iaa�E n or TA3C , Tto 'h"fYi PORK TOGETHER with all right, title and interest, if any, of the party of the first part of, in and to any streets and roads abutting the abov"escribed premises to the center lines thereof; TOGETHER with the appur- tenances and all the estate and rights of the party of the fitshpart in and to said premises; TO HAVE AND TO HOLD the premises herein granted unto the party of the second part,the heirs or successors and assigns of the party of the second part forever. AND the party of the first part covenants that the party of the first part has not done or suffered anything whereby the said premises have been encumbered in any way whatever, except as aforesaid. AND the party of the first part, in compliance with Section 13 of the Lien Law,covenants that the party of the first part will receive the consideration for this conveyance and will hold the right to receive such con- sideration as a trust fund to be applied first for the purpose of paying the cost of the improvement and will apply the same first to the payment of the cost of the improvement before using any part of the total of the same for any other purpose. The word "party"shall be construed as if it read "parties"whenever the sense of this indenture so requires.
