THIS INDENTURE,made the 10th day of FEb . nineteen hundred and seventy—five
BETWEEN JO-ANN SCHIERHOLZ, residing at River Road, Elfers, Florida,
e, g d party of the first part, and RAYMOND W. PLUSCHAU and JOAN M. PLUSCHAU, his wife,

~ WITNESSETH, that the party of the first part, in consideration of Ten Dollars and other valuable con-
sideration paid by the party of the second part, does hereby grant and release unto the party of the second
part, the heirs or successors and assigns of the party of the second part forever.

New York, bounded and described as follows:
BEGINNING at a point on the northerly line of Middle Road,
472.0 feet ,easterly along said northerly line from Shirley Road;
from said point og beginning Qxnning along land now or formerly of
Armbrust north 34 40' 00" west 98.98 feet to a monument ; thence
north 730 15'50" east alomg land now or formerly of Monahan 99.93
feet to $ monument; thence along land now or formerly of Anderer
south 34 40' 00" east 98.98 feet to an iron pipe located on the
north li$e of Middle Road; thence along the north line of Middle Road
south 73 15' 50" west 99.93 feet to the point or place of BEGINNING.
SUBJECT TO a "Fill easement" of the County of Suffolk across
the southerly portion of the above described premises. -
SUBJECT TO a water line and wellpoint easement along the
southerly 3 feet of the above described premises in favor of premises
immediately to the west formerly owned by RUDI J. SCHLIERHOLZ.
SUBJECT TO any state of facts an accurate survey may show.
SUBJECT TO covenants, restrictions, reservations and easements
of record.
BEING AND INTENDED TO be the same premises conveyed to the
party of the first part by deed dated June 22, 1971 and recorded in
the Office of the Clerk of Suffolk County on July 2, 1971 in Liber
6958 Page 107.
TOGETHER with all right, title and interest, if any, of the party of the first part of, in and to any streets
and roads abutting the above-described premises to the center lines thereof; TOGETHER'with the appur-
tenances and all the estate and rights of the party of the first part in and to said premises; TO HAVE AND
TO HOLD the premises herein granted unto the party of the second part, the heirs or successors and assigns
of the party of the second part forever.
AND the party of the first part covenants that the party of the first part has not done or suffered anything
whereby the said premises have been encumbered in any way whatever, except as aforesaid.
AND the party of the first part, in compliance with Section 13 of the Lien Law, covenants that the party of
the first part will receive the consideration for this conveyance and will hold the right to receive such con-
sideration as a trust fund to be applied first for the purpose of paying the cost of the improvement and will
apply the same first to the payment of the cost of the improvement before using any part of the total of the
same for any other purpose.
The word "party"shall be construed as if it read "parties"whenever the sense of this indenture so requires.
