business at Bridge Street (no number), Cutchogue, Suffolk County, New York.

WITNESSETH, that the party of the first part, in consideration of ten dollars paid by the party of the second
part, does hereby remise, release and quitclaim unto the party of the second part, the heirs or successors and

BEGINNING at a concrete monument set on the northerly line of Nassau Point
Road at the southeasterly corner of lot No. 179, as shown and designated on a
certain map entitled "Nassau Point Club Properties, Amended Map A" filed in
the Suffolk County Clerk's Office as Map No. 156, and running thence along the
westerly line of Nassau Point Road, as relocated in 1975, the followirt #xee
courses and distances, to wit:
(1) North 13 degrees 04 minutes 40 seconds East 117. 28 feet; thence
(2) North 18 degrees 08 minutes 00 seconds East 222. 26 feet; thence
(3) North 4 degrees 58 minutes 00 seconds East 131. 87 feet to land conveyed
or about to be conveyed to the Cutchogue-New Suffolk Park District; running
thence along land last mentioned, South 86 degrees 39 minutes West 90 feet, more
or less, to the present ordinary highwater mark of Broadwaters Cove; running
thence along the present ordinary highwater mark of Broadwaters Cove in a
southerly and southwesterly direction a distance of 350 feet, more or less, to the
easterly line of said lot No. 179 as extended to said ordinary highwater mark;
running thence along said easterly line of lot No. 179, a distance of 170 feet, more
or less, to a concrete monument at the point or place of beginning.

TOGETHER with all right, title and interest, if any, of the party of the first part in and to any streets and
roads abutting the above described premises to the center lines thereof; TOGETHER with the appurtenances
and all the estate and rights of the party of the first part in and to said premises; TO HAVE AND TO
HOLD the premises herein granted unto the party of the second part, the heirs or successors and assigns of
the party of the second part forever.
