GEORGE NACKOS, and DEMETRA NACKOS, his wife, both residing at
20-34 37th Street, Astoria, Queens, N. Y.

'h1 WITNESSETH,that the party of the first part, in consideration of Ten Dollars and other valuable consideration
paid by the party of the second part, does hereby grant and release unto the party of the second part, the heirs
or successors and assigns of the party of the second part forever,
r' ALL that certain plot, piece or parcel of land, with tae buildings and improvements thereon erected, situate,

f State of New York, known and described as part of Lot # 5 and part of Lot # 6
on "Map of Captain Kidd Estates", filed in the office of the Clerk of the
County of Suffolk on January 19, 1949 as Map No. 1672, said parts of lots
are more particularly bounded and described as follows:
BEGINNING at a point of the southeast side of Souud Beach Drive
where the said is intersected by the division line between lots 6 and 7 on
the aforementioned map; said point or place of beginning being also
distance 1251. 12 feet in a general south-west direction as measured
along the southease side of Sound Beach Drive, from the westerly end
of the curve connecting the southwest side of Inlet Drive with the southeast
side of Sound Beach Drive; running thence from said place ofobeginning
partly along the division line first above mentioned South 34 151 40" east
`( 266. 84 feet; thence through Lot # 6 and partly through lot # 5 South 600
n b ' 041 40" West 120. Of feet; thence thrcu gh Lot # 5 North 290 551 20" West
I' 261. 58 feet to the southeast side of Sound Beach Drive and thence along the
southeast side of Sound Beach Drive North 570 30' East 100 feet to the point
of BEGINNING.
TOGETHER with a right of way for all purposes 10 feet wide running
from Central Drive in a north north-west direction to the premises, the
westerly line of which runs North 290 551 20" West a distance of 2001
from the said Central Drive to the monument at the southwest corner of the said
premises. Said right of way is set forth in Deed Liber 7060 cp 287.
TOGETHER with all right, title and interest, if any, of the party of the first part in and to any streets and
roads abutting the above described premises to the center lines thereof; TOGETHER with the appurtenances
and all the estate and rights of the party of the first part in and to said premises; TO HAVE AND TO
HOLD the premises herein granted unto the party of the second part, the heirs or successors and assigns of
the party of the second part forever.
AND the party of the first part covenants that the party of the first part has not done or suffered anything
whereby the said premises have been encumbered in any way whatever, except as aforesaid.
AND the party of the first part, in compliance with Section 13 of the Lien Law, covenants that the party of
the first part will receive the consideration for this conveyance and will hold the right to receive such consid-
eration as a trust fund to be applied first for the purpose of paying the cost of the improvement and will apply
the same first to the payment of the cost of the improvement before using any part of the total of the same for
any other purpose.
The word "party" shall be construed as if it read "parties" whenever the sense of this indenture so requires.
