party of the first part, and PETER G. MAIONE and DORIS MARY MAIONE, his wife,

ALL that certain plot, piece or parcel of land, with the buildings and improvements thereon erected, situate,
lying and being ifr*w at or near Mattituck Inlet, north of Mattituck, in the
Town of Southold, County of Suffolk and State of New York, and bein;;
more particularly bounded and described as follows : s
BEGINNING at a point on the center line of a certain 20 foot right
of way, hereinafter described, 283.90 feet southerly along said
center line from the Gurved southerly line of Nagles Drive; being
the southeasterly corner of land conveyed by Stanley I. Naugles to
Joseph C. Bugdin and wife by deed dated April 12, 1951, and the
southwesterly corner of land conveyed by Stanley I. Naugles to Daren
by deed dated August 5, 1952; from said point of beginning running
along said land of Daren, N. 780 471 30" E. - 110.40 feet; thence
along other land now or formerly of Naugles , S. 60 201 0011 E. -
200. 73 feet to land now or formerly of Cooper; thence along said
land now or formerly of Cooper, S. 780 471 30" W. - 110.40 feet to
said center line; thence along said center line, N. 60 201 0011 W.
200.73 feet to the point 0, of BEGINNING.
TOGETHER with a right of way 20 feet in width, the center line of
which begins at the northwesterly corner of the premises and runs on i
the direct extension northerly of the westerly boundary line of sail ;
premises, N. 60 201 0011 W. - 283.90 feet to Naugles Drive; and the
easterly and westerly lines of said right of way are respectively 10 f
feet easterly and westerly from the above described center line, j
measured at right angles thereto; said 20 foot right of way being
over lands now or formerly of Bugdin, Daren and Sheehan.
ALSO with a right of way 10 feet in width along the westerly boundary
line of the premises from said northwesterly corner of the premises
southerly to land now or formerly of Cooper; the easterly line of
which is said westerly boundary line of the premises and the westerly
line of which is parallel with and 10 feet westerly therefrom, meas*il-
ed at right angles thereto.
SUBJ-ECT to a right of way 10 feet in width over the westerly 10 feet
of the premises from said northwesterly corner of the premises sout:0-
erly to said land now or formerly of Cooper; the westerly line of
which is the westerly boundary line of the premises and the easterly
