( WITNESSETH,that the party of the first part, in consideration of Ten Dollars and other valuable consideration
paid by the party of the second part, does hereby grant and release unto the party of the second part, the heirs
or successors and assigns of the party of the second part forever,
ALL that certain plot, piece or parcel of land, with the buildings and improvements thereon erected, situate,
]vine and beinff imft at Mattituck, in the Town of Southold_ County of Suffolk and State
of New York, bounded and described as follows:
BEGINNING at a point on the southeasterly side of Westview Drive, distant 316. 84
feet southerly and southwesterly, when measured along the easterly and south-
easterly side of Westview Drive, from the estreme southerly end of the arc of a
curve which connects the easterly side of Westview Drive with the southerly side
of Brower Road; said point of beginning also being where the northwest side of land
now or formerly of Robert Holliday intersects the southeasterly side of Westview
Drive;
RUNNING THENCE South 39 degrees 20 minutes 00 seconds East, along land now or
formerly of Robert Holliday, 266. 00 feet to the high water mark of Mattituck Creek;
THENCE along the high water mark of Mattituck Creek a tie line course and dis-
tance of South 41 degrees 00 minutes 00 seconds West, 94. 25 feet to land now or
formerly of James Sellors;
THENCE North 33 degrees 40 minutes 00 seconds West along said last mentioned
land, 291. 00 feet to the southeasterly side of Westview Drive;
THENCE North 57 degrees 32 minutes 50 seconds East, along the southeasterly
side of Westview Drive, 64. 64 feet to the point or place of BEGINNING.
SUBJECT to Covenants, Easements and Restrictions of record.
The grantors herein are the same persons as the grantees in Defied c� 64;4/62 re-
corded /27/62 in Liber 5188cpll7 and in Deed dated 9/11/72recorcle�`�8r3/72 inj
TOGETHER with all right, title and interest, if any, of the party of the first part in and to any streets and
roads abutting the above described premises to the center lines thereof; TOGETHER with the appurtenances
and all the estate and rights of the party of the first part in and to said premises; TO HAVE AND TO
110LD the premises herein granted unto the party of the second part, the heirs or successors and assigns of
the party of the second part forever.
AND the party of the first part covenants that the party of the first part has not done or suffered anything
whereby the said premises have been encumbered in any way whatever, except as aforesaid.
AND the party of the first part, in compliance with Section 13 of the Lien Law-, covenants that the party of
the first part will receive the consideration for this conveyance and will hold the right to receive such consid-
eration as a trust fund to be applied first for the purpose of paying the cost of the improvement and will apply
the same first to the payn f the cost of the improvement before using any part of the total of the same for
any other purpose.
The word "party" s be con rued as if it read "parties" whenever the sense of this indenture so requires.
