Lot WITNESSETH, that the party of thq first part, in consideration of Ten Dollars and other valuable con-
sideration paid by the party of the second part, does hereby grant and release unto the party of the second
part, the heirs or successors and assigns of the party of the second part forever,
ALL that certain plot, piece or parcel of land, with the buildings and improvements thereon erected, situ-
ate, lying and beingOrAM at Mattituek, Town of Southold , County of Suffolk
and State of New York, being more fully bounded and described as follows :
BEGINNING at a point on the northerly line of Olejule Lane ,
197.39 feet easterly along said northerly line from Channel Lane ;
from said point of beginning running along land now or for.nerly of
Tuthill and into a dredged canal , north 30 degrees 11 minutes 30
seconds west ,155.0 feet ;
THENCE thru said canal , north 78 degrees 19 minutes east , 100.0
feet;
THENCE thru said canal and along land now or formerly of Farnbach,
south 30 degrees 11 minutes 50 seconds east , 155.0 feet to said north-
erly line of Olejule Lane ;
THENCE along said northerly line of Olejule Lane , 2 courses , as
follows :

2. South 74 degrees 35 minutes 40 seconds west , 42.61 feet to the

BEING AND INT'MED to be the same premises conveyed to the party of
the first part by deed dated September 20, 1958 and recorded in the
Office of the Clerk of the County of Suffolk on October 24, 1958 in
Liber 4535 rage 76.

TO HOLD the premises herrn granted unto the party of the second part, the heirs or successors and assigns
of the party of the second part forever.
AND the party of the first part covenants that the party of the first part has not done or suffered anything
whereby the said premises have been encumbered in any way whatever, except as aforesaid.
AND the party of the first part, in compliance with Section 13 of the Lien Law, covenants that the party of
the first part will receive the consideration for this conveyance aid will hold the right to receive such con-
s;deration as a trust fund to be applied first for the purpose of paying the cost of the improvement and will
apply the same first to the pa}ment of the cost of the improvement before using any part of the total of the
same for any ether purpose.
The word "party' shall be construed as if it read "parties" whenever the sense of this indenture so requires.
