WITNESSETH,that the party of the first part,in consideration of ten dollars and other valuable consideration
paid by the party of the second part, does hereby grant and release unto the party of the second part, the heirs
or successors and assigns of the party of the second part forever,
ALL that certain plot, piece or parcel of land, with the buildings and improvements thereon erected, situate,
lying and being at Mattituck, in the Town of Southold,
Suffolk County, New York, known and designated as Lot No. 1
as shown on a certain map entitled, "Map of Deep Hole Creek
Estates" , and filed in the Suffolk County Clerk' s Office on
January 28 , 1965 as Map No. 4256, said lot being more partic-
ularly bounded and described as follows:.
BEGINNING at the monument set at the corner formed by the

intersection of the southerly side of Theresa Drive with the
westerly side of Deep Hole Drive; running thence along the
westerly side of Deep Hole Drive South. 16 degrees 02 minutes
20 seconds West, 202.71 feet to land now or-formerly of
Zaleski; thence along the said last mentioned land North 83
degrees 20 minutes 40 seconds West , 119. 80 feet to the divi-
sion line between Lots 1 and 2 as shown on the above mentioned map; thence along the said division line North 6
degrees 39 minutes 20 seconds East , 200.00 feet to the
southerly side of Theresa Drive; thence along the southerly
side of Theresa Drive South 83 degrees 20 minutes 40 seconds
East, 152.85 feet to the monument, the point or place of

BEING AND INTENDED TO BE the same premises conveyed to the

the 6th day of August, 1970 and recorded on the17thday of
August , 1970 in Liber 6791 of Conveyances at Page 304.

TOGETHER with all right, title and interest, if any, of the party of the first part in and to any streets and
roads abutting the above described premises to the center lines thereof; TOGETHER with the appurtenances
and all the estate and rights of the party of the first part in and to said premises; TO HAVE AND TO
HOLD the premises herein granted unto the party of the second part, the heirs or successors and assigns of

AND the party of the first part covenants that the party of the first part has not done or suffered anything

AND the`party of the first part, in compliance with Section 13 of the Lies Law, covenants that the party of
the, first part will,receive.,the consideration for this conveyance and will hold the right to receive such consid-
el=ation as a trust.fund to be applied first for the purpose of paying the cost of the improvement and will apply

any other purpose.
The word "party" shall be construed as if it read "parties" whenever the sense of this indenture so requires.
