BEGINNING at a concrete m6nument located on the westerly line
of a certain 24 foot right of way known as Raccoon Road where the
same is intersected by the northerly line of premises of Arthur L.
and Ethyl W. Becker which said point of beginning is the following
courses aaddistances from the point of intersection of the easterly
line of Cox Neck Road (a public highway) and the southerly line of
a private road known as Miller' s Right of Way:
1 . South 85 degrees 30 minutes east a distance of 1 ,121.61
feet, more or less, to a concrete monument;
2. South 18 degrees 07 minutes 30 seconds east a distance of
400.33 feet to the concrete monument at the point of beginning of
the within described parcel; from said point of beginning running
thence South 71 degrees 52 minutes 30 seconds west along said
premises of Arthur L. and Ethyl W. Becker and along other premises
of William H. Wertenberg a distance of 274.93 feet to a concrete
monument and lands formerly of Young;
RUNNING THENCE North 12 degrees 07 minutes west along said
premises formerly of Young a distance of 134.18 feet to a concrete
monument and other lands of William H. Wertenberg;
RUNNING THENCE North 71 degrees 52 minutes 30 seconds east
along other lands of William H. Wertenberg a distance of 260.89
feet to a concrete monument set on the westerly line of said 24
foot right of way known as Raccoon Road;
RUNNING THENCE south 18 degrees 07 minutes 30 seconds east
along the westerly line of said 24 foot right of way known as
Raccoon Road a distance of 133.44 feet to the concrete monument
set at the point or place of BEGINNING.
TOGETHER with a right of way for ingress and egress in
common with all others now having or hereafter acquiring similar
rights of way over the following:
1 . Acertain private road known as Miller' s Right of Way
being 24 feet in width running in a general easterly direction
from the easterly side of Cox Neck Road (a public highway) to a
point 1466.05 feet, more or less, from said easterly side of
Cox Neck Road.

of the first part by deed dated December 17, 1974 and recorded
in the Office of the Clerk of the County of Suffolk on December
