THIS INDENTURE, made the ,S day of February nineteen hundred and seventy—five

venue, West kempstead, New York and CAROL GALGANO, residing at

WITNESSETH, that the party of the first part, in consideration of

lawful money of the United States, and other valuable consideration Paid
by the party of the second part, does hereby grant and release unto the party of the second part, the heirs or

COMMENCING at a concrete monument set on the northerly side of
Westphalia Road, where the same is intersected by the division line
between the southerly side of Lot No. 7, as shown on "Map of Lots at
Mattituck, File No. 745 and the northerly side of land now or formerly
of Schutt;
RUNNING THENCE North 69 degrees 49 minutes 30 seconds East and
alomg said division line, and also being the southerly side of a 15
foot wide Right of Way a distance of 173.64 feet to the point or
place of beginning of the premises herein being described;
RUNNING THENCE from said point or place of beginning and along
the e40terly 11nc of Map of Lots st MaVVtQ ck, `.rth" �C degrees jj
minutes 10 seconds West, a distance of 225.00 feet 'to land now or
formerly of Bubier;
THENCE North 69 degrees 49 minutes 30 seconds East and along the
southerly side of said last mentioned land a distance of 177.96 feet
to land now or formerly of Gimbernat;

THENCE South 20 degrees 39 minutes 10 seconds East and along the
westerly side of said last mentioned land a distance of 225.00feet to
land now or formerly of Penny;
THENCE RUNNING South 69 degrees 49 minutes 30 seconds West and
along the northerly side of said last mentioned land and continuing
along land now or formerly of Schutt a distnace of 177.96 feet to the
point or place of beginning.
TOGETHER with a Right of Way for egress and ingress between said
premises and Westphalia Road, fifteen (15) wide from the southwest
corner of the premises, which said Right of Way was reserved in a deed
by Lizzie Y. Meday to William B. Codling dated April 18, 1904 and "
recorded April 27, 1906 in Liber 584 of Deeds at Page 549, in the
Office of the Clerk of Suffolk County.

SUBJECT to the Right of Way reserved to Laurette Helen Meday and
enrietta Augusta Meday, their heirs and assigns yin deed dated
September 4, 1919, made by Laurette Helen Meday and Hentietta Augusta
Meday to Mabel L. Bubier, recorded September 12, 1919 in Liber 984
of Deeds, at Page 99, said Right of Way being fifteen (15) feet in
width across the southerly border of the premises herein described.
TOGETHER with and subject to an. easement of Right of Way
lying east of the easterly line of "Map of Lots at Mattituck"
File No. 745, said line having a course of North 20 degrees 39
minutes 10 seconds West and a distance of 565.00 feet more or less,
and being 15 feet in width and at all times parallel therto,
and running northerly from the northerly side of the Right of Way
as described in Liber 984 Cp 99, to the southerly high water mark of
Mapes Creek (Howard Creek) for purposes of access to Mapes Creek
(Howard Creek) by vehicles or foot crossing over the westerly 15
