QUINN, his wife, both residing at 2549 Fifth Avenue, East Meadow, New York 11554 party of the second part, WITNESSETH,that the party of the first part,in consideration of Ten Dollars and other valuable consideration paid by the party of the second part, does hereby grant and release unto the party of the second part, the heirs or,successors and assigns of the party of the second part forever, ALL that certain plot, piece or parcel of land, with the buildings and improvements thereon erected, situate, lying and being in the Town of Southold, County of Suffolk and State of New York, known and designated ds and by lot no. 10 on a certain map entitled "Map of Terry Waters at Bayview, Town of Southold, DIST: 1000 Suffolk County, New York" and filed in the Office of the Clerk of the County of Suffolk on December 29, 1958 as' Map #2901 ,being more SEC. 88 Particularly bounded and described as follows: BLK. 5 BEGINNING at a point on the easterly side of Rambler Road where the same is intersected by the division line between Lot 10 and Lot 11 as shown on the above mentioned amp, LOT 43 RUNNING THENCE along said division line South 87 degrees 24 minutes 40 seconds East 154.34 feet; RUNNING THENCE South 16 degrees 06 minutes 40 seconds East 110.00 feet to the division line between Lot 9 and Lot 10 as shown on the above mentioned map; THENCE along said division line North 88 degrees 27 minutes 10 seconds West 150.64 feet to the easterly side of Rambler Road; THENCE along the easterly side of Rambler Road along a curve bearing to the right having a radius of 325.00 feet a distance of 114.43 feet to the division line between Lot 10 and Lot 11, to the point or place of BEGINNING. AND the party of the first part, in compliance with Section 13 of the Lien Law, covenants that the party of the first part will receive the consideration for this conveyance and will hold the right 'to receive such consid- eration as a trust fund to be applied first for the purpose of paying the cost of the improvement and will apply the same first to the..payment of the cost of the improvement before using any part of the total of the same for any other purpose. The word "party" shall be construed as if it read "parties" whenever the sense of this indenture so requires.
