WITNESSETH,that the party of the first part, in consideration of ten dollars and other valuable consideration
paid by the party of the second part, does hereby grant and release unto the party of the second part, the heirs
or successors and assigns of the party of the second part forever,
ALL that certain plot, piece or parcel of land, with the buildings and improvements thereon erected, situate,
lying and being ixYdxx at Peconic in the Town of Southold, County of Suffol k
3 and State of New York, being bounded and described as follows:
V- BEGINNING at a point on the westerly side of Skunk Lane or Bay Avenutiv
at the southeast corner of land now or formerly of R. Miraglia and
which said point is distant 1600 feet more or less southerly along
the westerly side of Skunk Lane or Bay Avenue from the southerly side'
of Main Road; and from said point of beginning,
' RUNNING THENCE South 00 5' 50" West along the westerly side of Skunk:

THENCE South 0° 07' 40" East still along the westerly side of Skunk

formerly of Robert Kowalski;
THENCE South 890 22 ' 50" West along said land of Robert Kowalski and
Cn along„land now or formerly of Richard Young 320.42 feet to the afore
C. ' said land now or formerly of R. Miraglia;
THENCE along said land now or formerly of R. Miraglia, the following
two courses and distances:
1) North 13° 53 ' 30” East 198.24 feet;
2) North 87° 25 ' 40" East 273. 27 feet to the westerly side of
Skunk Lane or Bay Avenue at the point or place of BEGINNING.
BEING AND INTENDED to be the same premises as conveyed to the parties
of the first part, by deed dated October 18th, 1958, and recorded in
the Suffolk County Clerk 's Office in Liber 4533, Page 96, on 10/22/58.
TOGETHER with all right, title and interest, if any, of the party of the first part in and to any streets and
roads abutting the above described premises to the center lines thereof; TOGETHER with the appurtenances
and all the estate and rights of the party of the first part in and to said premises; TO HAVE AND TO
HOLD the premises herein granted unto the party of the second part, the heirs or successors and assigns of
the party of the second part forever.

AND.Ihe party of the first part, in compliance with Section 13 of the Lien Law, covenants that the party of

eration as a trust fun be applied first for the purpose of paying the cost of the improvement and will apply
the same first to the payment of the cost of the improvement before using any part of the total of the same for

The word "party" shall be construed as if it read "parties" whenever the sense of this indentpre so requires.
IN WITNESS WHEREOF, the party of the first part has duly executed this deed the day and year first above
