WITNESSETH, that the party of the first part, in consideration of ten dollars and other valuable consideration
j paid by the party of the second part, does hereby grant and release unto the party of the second part, the heirs
or successors and assigns of the party of the second part forever,
ALL that certain plot, piece or parcel of land, with the buildings and improvements thereon erected, situate,
lying and being in the

TOGETHER with all right, title and interest, if any, of the party of the first part in and to any streets and
roads abutting the above described premises to the center lines thereof; TOGETHER with the appurtenances
and all the estate and rights of the party of the first part in and to said premises; TO HAVE AND TO
HOLD the premises herein granted unto the party of the second part, the heirs or successors and assigns of
the party of the second part forever.
AND the party of the first part covenants that the party of the first part has not done or suffered anything
j whereby the said premises have been encumbered in any way whatever, except as aforesaid.
AND the party of the first part, in compliance with Section 13 of the Lien Law, covenants that the party of
i the first part will receive the consideration for this conveyance and will hold the right to receive such consid-
eration as a trust fund to be applied first for the purpose of paying the cost of the improvement and will apply
the same first to the 1,ayment ,if the cost of the improvement before using any part of the total of the same for
any other purpose.

SCHEDULE A
ALL that certain plot, piece or parcel of land, with the buildings
and improvements thereon erected, situate, lying and being at
Southold, Town of Southold, County of Suffolk and State of New
York, bounded and described as follows:
BEGINNING at a point on the extension southwesterly of the
northwesterly line of Jennings Road, said point being South 48
degrees 25 minutes West 155.0 feet from the westerly terminus of
the northerly line of Jennings Road;
RUNNING THENCE along said southwesterly extension South 48 degrees
25 minutes West 64.55 feet;
THENCE Westerly on a curve to the left having a radius of 50.0
feet, a distance along said curve of 112 .77 feet to the easterly
corner of land of Wiepzynski;
THENCE along said land of Wiepzynski two courses;
1. North 40 degrees 36 minutes 30 seconds West 211. 60 feet;
2. North 42 degrees 08 minutes 20 seconds West 103.32 feet;
THENCE North 46 degrees 26 minutes 20 seconds East 167.89 feet;
THENCE South 38 degrees 42 minutes 10 seconds East 313.79 feet to
said westerly extension of the northerly line of Jennings Road and
the point of beginning.
TOGETHER with a right-of-way from the southerly corner of the
premises 50 feet or more in width and running northeasterly about
300 feet to Jennings Road, and more particularly bounded and
described as follows:
BEGINNING at a monument situate at the southwesterly corner of the
westerly terminus of Jennings Road which monument is also at the
northwesterly corner of Lot No. 10 on Map of Oak Ridge Hills, filed
As Suffolk County Map #3555;
THENCE from said point of beginning running on a prolongation of
the southerly line of Jennings Road, South 48 degrees 25 minutes 00
seconds West 214 .01 feet to a point;
RUNNING THENCE southerly, westerly and northerly and easterly on a
curve to the right having a radius of 50 feet a distance of 261.80
feet to a point;
RUNNING THENCE North 48 degrees 25 minutes 00 seconds East 220.0
feet to a monument at the northwesterly corner of the westerly
terminus of Jennings Road which monument is also at the
southwesterly corner of Lot No. 1, Map of Oak Ridge Hills, filed As
Suffolk County Map #3555;
RUNNING THENCE South 35 degrees 15 minutes 30 seconds East 50.0
feet more or less, to the monument at the point or place of
BEGINNING.
