� by the party of the second part, does hereby grant and release unto the party of the second part, the heirs or

lying and being in the Town of Southold, at Mattituck, County Of Suffolk, and State of
New York, bounded and described as follows:

BEGINNING at a point on the Southerly side of a certain right-of-way thirty feet E
wide, distant South 70° 00' West, 182 feet from the Northeasterly corner of certain 9
land conveyed by Leone D. Howell and Lena F. Howell, his,wife, to Bryant S.
Conklin by deed dated April 15, 1926 and recorded in the Suffolk County Clerk's
Office in Liber 1187 of conveyances, at page 88; running thence South 40 20' 20"
East along land now or formerly of R. G. Brendel, 159.0 feet to the bulkhead along
Great Peconic Bay; thence along said bulkhead South 74° 51' West, 59. 68 feet to
land now or formerly of Peter Gray; thence North 4 0 01' 20" West,` 154.0 feet to
the Southerly side of said right-of-way thence North 70° 0' East along the Southerly
side of said right-of-way 60 feet to the point or place of beginning.
TOGETHER with a right-of-way over a strip of land 30 feet wide, the Southerly
line of which begins at the Northwest corner of the land herein described and runs
on a course North 70° 00' feet _East to the Northe.astexiy corner of the land hereto-,
fore mentioned as conveyed to Bryant S. Conklin, and thence Northward Over an-
other right-of-way 25 feet wide extending from the Southerly side of the first men-
tioned right-of-way to New Suffolk Avenue. The last mentioned right-of-way was
established by agreement between George B. Reeve, Florence B. Reeve and Phebe
M. Hollister and recorded September 5, 1907 in the Office of the Clerk of the
County of Suffolk in Liber 629 of Deeds at page 168. It is understood and agreed
that the rights herein given under the last mentioned right-of-way shall not extend
South of the South line of the first described right-of way.
SUBJECT to covenants, restrictions and easements, if any, provided the same does,
not prohibit the present structure of the premises and the continued use thereof'for
the purposes for which the same are presently being used.
SUBJECT to any state of facts an accurate survey may show, provided same does
not render title unmarketable.
SUBJECT to a first mortgage now a lien on said premises held,by The North Fork
Bank and Trust Co. as presently reduced.
SUBJECT to a second mortgage now a lien on said premises held by Warren R.
Hardy and Muriel A. Hardy as presently reduced.
