ALL that certain plot, piece or parcel of land, with the buildings and improvements thereon erected, situate,
tying andbeingXxxhex at Fleet' s Neck, near Cutchogue, Southold Town, Suffolk
County, New York, bounded and described as follows :
BEGINNING at a concrete monument set at the intersection of the
southwesterly line of Fleets Neck Road, also known as Pequash Avenue,
with the northwesterly line of Landon Road; and running along said
northwesterly line of Landon Road South 57 degrees 42 minutes 00 seconds
West 175 .0 feet; thence along land now or formerly of LeRoy S. Reeve,
two courses as follows : (1) on a line parallel with said southwesterly
line of Fleets Neck Road, also known as Pequash Avenue, North 32 degrees
18' minutes 00 seconds West 100.00 feet; thence (2) on a line para llel
with said northwesterly line of Landon Road North 57 degrees 42 minutes
00 seconds East 175 .0 feet to said southwesterly line of Fleets Neck
Road, also known as Pequash Avenue; thence along said southwesterly line
of. Fleets Neck Road; also known as Pequash Avenue South 32 degrees 18
minutes 00 seconds East 100 .0 feet to the point of Beginning.
TOGETHER with the use of a right of way 35 feet in width as now
marked out at a point about 500 feet southerly from the premises
conveyed to 0. J. Gerhardt by deed recorded in Liber 2075 Page 595, and
extending from the westerly line of West Creek Avenue at right angles
thereto, about 50 feet to West Creek.
TOGETHER with all the right, title and interest of the party of
the first part in and to land lying within the bounds of Landon Road ind
Fleet' s Neck Road, also known as Pequash Avenue,, adjacent to said prem-
ises to the respective center lines thereof. -
SUBJECT to the following Covenants and Restrictions:
That only one house or bungalow shall be erected or maintained on
any one fifty-foot lot, and any such house or bungalow erected or
maintained shall cost not less than $3000.00 and shall be at least ".5
feet back from the front boundary lineof the lot, including porch or
"< piazza. That no outbuildings shall be erected other than the usual

house or bungalow, or so erected that it shall be at least 90 feet back

BEING AND INTENDED to` be the same premises conveyed by deed from .
LeRoy S . Reeve, as Executor of and Trustee under the Last Will and
Testament of George H. Fleet, deceased to Henry W. Lauber and Mae H.
Lauber, his wife by deed dated November 30th, 1951 and recorded in
the Suffolk County Clerk' s Office on December 6th, 1951 in Liber
3297 of deeds at page 245 .
<. The said Henry W. Lauber having died a resident of Southold,
Suffolk County, New York on June 6 , 1973 survived by his wife, Mae
H. Lauber, the party of the first part herein.
SUBJECT to a mortgage held by the Southold Savings Bank now
reduced to $ 2o`f , lit payment of which mortgage is hereby
assumed by the party of the second part.
