WITNESSETH,that the party of the first part,in consideration of Ten Dollars and other valuable consideration 1 '
paid by the party of the second part, does hereby grant and release unto the party of the second part, the heirs
or successors and assigns of the party of the second part forever,
ALL that certain plot, piece or parcel of land. with the buildings and improvements thereon erected, actuate,
lying and becngtic9m at Nassau Point, Town of Southold, County of Suffolk and State
of New York known and designated as part of lots 421 and 422 on a certain
q map entitled "Map of Section D, Nassau Poing Club Properties, Inc. , " and
filed in the Suffolk County Clerk's Office on 5/7/26 as Map No. 806, more
particularly bounded and described as follows
BEGINNING at a point on the easterly side of Little Peconic Bay Road, where
the same is intersected by the division line between Lots 421 and 422 as shown
on the above mentioned map.
RUNNING THENCE from said point or place of beginning through lot 421 as
shown on the above mentioned map North 68 degrees, 30 minutes, 20 seconds
East 102 feet to a point; thence through Lot 421 and 422 as shown on the
above mentioned map North 14 degrees, 23 minutes, 40 seconds East 172. 01
feet to the division line between Lots 422 and 414 as shown on the above men-
tioned map.
RUNNING THENCE along the Easterly line of Lot 422 South 25 degrees, 36
minutes, 30 seconds East, 66. 90 feet; thence along the easterly line of Lot
421 as shown on the above mentioned map South 25 degrees, 38 minutes,
10 seconds East, 72. 01 feet; thence along the Southerly line of Lot 421 as
shown on the above mentioned map South 42 degrees, 03 minutes, 45 seconds
West, 247. 96 feet to the Easterly side of Little Peconic Bay Road; thence in,
a Northerly direction along the easterly side of Little Peconic Bay Road on
a tie line of N nth 16 degrees, 42 minutes, 35 seconds West, 110 feet to the
aforementioned` n. the pointer place of BEGINNING.
TOGETHER with all riNT>.t, title and interest, if any, of the party of the first part in and to any streets and
roads abutting the above described premises to the center lines thereof; TOGETHER with the appurtenances
and all the estate and rights of the party of the first part in and to said premises; TO HAVE AND TO
HOLD the premises herein granted unto the party of the second part, the heirs or successors andassigns of
the party of the second part forever. This conveyance is made in the usual course of business

whereby the said premises have been encumbered in any way whatever, except as aforesaid.
AND the party of the first part, in compliance with Section 13 of the Lien Law, covenants that the party of
the first part will receive the consideration for this conveyance and will hold the right to receive such consid-
eration as a trust fund to be applied first for the purpose of paying the cost of the improvement and will apply
the same first to the payment of the cost of the improvement before using any part of the total of the same for
any other purpose.
The word "party" shall be construed as if it read "parties" whenever the sense of this indenture so requires.
