Upon reciept of an application for a Pre-Existing Certificate
of Occupancy, I made an inspection of this two-story wood framed
dwelling. I was admitted to building by Mrs. Ruben who accompanied
me during this inspection that began at approximately 10:30 A.M.
The building contains two separate living units. This vio-
lates Zoning Ordinance, Chapter 100, Article III, Section 100-30
that permits one-family dwellings per each lot in an "A" Residential
District.
The first floor consists of a secondary single living unit on
north side of building. This unit is accessible from northeast
entrance to an enclosed porch. Porch has a storage closet on the
north end. This unit contains a kitchen, a full bathroom, living
room and bedroom. Closet in bedroom was constructed on wall that
partitions this room from front entry hallway. Passage doorway
to hall is in closet.
Main living unit includes a kitchen, half bathroom, living
room with side entry from a roofed-over open porch and front entry
hallway on balance of first floor. Second floor contains four
bedrooms and a full bathroom accessible by stairway located in
hallway of first floor. Heat is furnished to all rooms on first
and second floors from an oil-fired hot water furnace located in
full cellar of building's poured concrete foundation. Accessory
building in rear yard is a wood framed three-car garage.
The following violations of the Housing Code, Chapter 52,
Town of Southold, New York, were found:
SECONDARY LIVING UNIT
Ceil.in~ Fixture - closet off porch, porcelain fixture,
metal socket requires porcelain insulator, Article V,
Section 52-56 A 1.
Cooking range - gas, no shut off valve at unit, Article V,
Section 52-52 B 2.
Bathroom - (formerly closet) ceiling contains grilled
opening, no fan for mechanical ventilation, Article II,
Section 52-26 4 B.

APPLIGATION FOR CERTIFICATE OF OCCUPANCY
Instructions
A. This application must be filled in typewriter OR ink, and submitted in DUPLICATE to the Building
Inspector with the following; for new buildings or new use:
1. Final survey of property with accurate location of all buildings, property lines, streets, and
unusual natural or topographic features.
2. Final approval of Health Dept. of water supply and sewerage disposal--(S-9 form or equal).
3. Approval of electrical installation from Board of Fire Underwriters.
4. Commercial buildings, Industrial buildings, Multiple Residences and similar buildings and
installations, a certificate of Code compliance from the Architect or Engineer responsible for
the building.
5. Submit Planning Board approval of completed site plan requirements where applicable.
B. For existing buildings (prior to April 1957), Non-conforming uses, or buildings and "pre-existing"
land uses:
1. Accurate survey.of property showing all property lines, streets, buildings and unusual natural
or topographic features.
2. Sworn statement of owner or previous owner as to use, occupancy and condition of buildings.
3. Date of any housing code or safety inspection of buildings or premises, or other pertinent in-
formation required to prepare a certificate.
C. Fees: 1. Certificate of occupancy $5.00
