Helf's and the Dietrichson's shall be a joint tenancy with right of survivorship

being bounded and described as follows:
BEGINNING at a point on the Southeasterly line of "Grove Drive", at the Northerly
corner of Lot 12 and the Westerly corner of Lot 11, as shown on Block H, on "Map
of Reydon Shores", and filed. in the Suffolk County Clerk's Office as Map No. 631,
distant 309.80 feet Southerly from the Southerly end of the curve connecting the
Southwesterly side of Lake Drive with the Southeasterly side of Grove Drive;
RUNNING THENCE South 36 degrees 52 minutes 00 seconds East along the Northeasterly
line of said Lot 12, 215.95 feet; THENCE South 21 degrees 47 minutes 20 seconds
West along land of the Shelter Island Oyster Co. , being along the Easterly line of
said Lot 12 and the Easterly line of Lot 13, as shown on said Map, 140.0 feet;
THENCE thru said Lot 13 and thru Lot 14, as shown on said Map, the following (2)
courses and distances, being through the center of an existing garage to the
Southeasterly line of "Grove Drive";
1) North 24 degrees 13 minutes 40 seconds West, 254.86 feet;
2) North 25 degrees 41 minutes 20 seconds West, 45.12 feet;
THENCE Northeasterly along said Southeasterly line of "Grove Drive", along a curve
to the left, a distance of 55.20 feet, to the point or place of BEGINNING.
TOGETHER with an Easement for ingress and egress over Grove Drive, to the nearest
public highway.
TOGETHER with all right, title and interest, if any,of the party of the first part in and to any streets and roads
abutting the above described premises to the center lines thereof; TOGETHER with the appurtenances and all
the estate and rights of the party of the first part in and to said premises; TO HAVE AND TO HOLD the
premises herein granted unto the party of the second part, the heirs or successors and assigns of the party of the
