party of the first part, and GEORGE AHLERS , residin at 250 Cox Lane,

WITNESSETH, that the party of the first part, in consideration of ten dollars and other valuable consideration
paid by the party of the second part, does hereby grant and release unto the party of the second part, the heirs
or successors and assigns of the party of the second part forever,
ALL that certain plot, piece or parcel of land, with the buildings and improvements thereon erected, situate,
lying and being ft at attituck, in the Town of Southhold, County
of Suffolk, and State of New York, known and desigrtated as part
t~ of Lot 13 , in Block 1 on a certain map entitled, 'Ma of Captain

on January 19 , 1949 as Map No . 1672, bounded and described as
follows ; -
BEGINNING at a point on the northerly side of Summit
Drive, said point marking the division line between lots 12 and
13 as shown on the aforesaid map; running thence along the
northerly side of Summit Drive to Miriam Road on a curve north-
easterly a distance of 115 .19 feet to the division line between
lots 13 and 14; running thence northwesterly along said division
line 200 feet; running thence southwesterly through said lot 13,
100 feet to the division line between lots 12 and 13 running
thence southeasterly along said division line 252 .03 feet to the
northerly side of Summit Drive at the point or place of beginning.
Also being lot #3 as shown on the map dated July 22, 1969 and
recorded in the Office of the Clerk of Suffolk County.
SUBJECT to covenants and restrictions of record and
zoning ordinances .
SUBJECT to road easement as shown on map dated July 22 ,
1969 and recorded.
SUBJECT to easement for the purpose of ingress andbgress
to lots 12, 11 and 10 , over road from Summit Drive .
SUBJECT to purchase money mortgage in the amount of $28 ,000
given by the party of the second part to secure part of the above
expressed consideration, said purchase money mortgage bearing even -
date herewith and intended to be delivered and recorded simul-
taneously herewith.
TOGETHER with all right, title and interest, if any, of the party of the first part in and to any streets and
roads abutting the above described premises to the center lines thereof; TOGETHER with the appurtenances
and all the estate and rights of the party of the first part in and to said premises; TO HAVE ANI) TO
HOLD the premises hereingranted unto the party of the second part, tie heirs or successors and assigns of
the party of the second part forever.
AND the part), of the first part, in compliance with Section 13 of the Lien Law, covenants that the party of
the first part will receive the consideration for this conveyance and will hold the right to receive such consid-
eration as a trust fund to be applied first for the purpose of paying the cost of the improvement and will apply
the same first to the payment of the cost of the improvement before using any part of the total of the same for
any other purpose.
The word "party" shall be construed as if it read "parties" whenever the sense of this indenture so requires.
