Pinewood and Dix Point'Road in Cutchogue, New York (herein called

hereby grants and conveys to Grantee the following described

Southold, County of Suffolk, State of New York.
BEGINNING at a granite monument set at the intersection
lof the westerly line of Depot Lane and the northerly line of Main
Road (N.Y. State Highway, Route #25) and being the southeasterly
korner of the Premises herein conveyed; running thence in a
general westerly or southwesterly direction along the northerly
line of said Main Road south 300 20 ' 40" west a distance of 161 . 90
Meet to a point on the easterly line of. lands now or formerly of
John Wickham; running thence in a general northerly or north-
1westerly direction along the easterly line of lands now or
formerly of John Wickham north 480 45 ' 10" west, a distance of I

( monument is distant 128. 03 feet southerly measured along said

general easterly or northeasterly direction and along other lands

concrete monument set on the westerly line of said Depot Lane and
which last mentioned monument is distant 115.47 feet southerly
measured along with the westerly line of said Depot Lane from
another concrete monument set at the point of intersection of the
southerly line of the lands of said Cutchogue Common School

thence in a general southerly or southeasterly direction and along
the westerly line of said Depot Lane south 400 17 ' 50" east a

TOGETHER with all rights, privileges and appurtenances

survey or inspection of the Premises would show:
TO HAVE AND TO HOLD the same unto Grantee and Grantee' s
eirs, successors and assigns forever.
{ SUBJECT to the foregoing and to' the liens of all taxes
land assessments for the year 1982 and subsequent years, Grantor
ovenants with Grantee that Grantor will warrant and defend the
title to the Premises against the lawful claims of all persons
laiming by; through or under Grantor.
