WITNESSETH,that the party of the first part, in consideration of Ten Dollars and other valuable consideration
paid by the party of the second part, does hereby grant and release unto the party of the second part, the heirs
or successors and assigns of the party of the second part forever,
ALL that certain plot, piece or parcel of land, with the buildings and improvments thereon erected, situate,
lying and being in the at Southold in the Town of Southold, County of Suffolk and State of New
DIST: 1000 York, being known and designated as Lot No. 10 on a certain map known as "FLAN OF LOTS
Owned by George H. Wells, situate at Southold, Suffolk County, New York, dated November 10,
SEC. 70 1927, Otto E. Van Tuyl, Processional Engineer and Land Surveyor, Greenport, N.Y.", which map
BLK. 4 was filed in the Suffolk County Clerk's Office on November 28, 1927, as Map No. 859, said
premises being more particularly bounded and described on said map as follows:

BEGINNING at a monument set on the Southwesterly side of Wells Avenue at the Northwesterly
corner of said Lot No. 10 on said Map which point of Beginning is also 853.21 feet Southeasterly
from the comer formed by the fnte ection of the Northeasterly side of Oaklawn Avenue and the
Southwesterly side of Wells Aveu
RUNNING THENCE along the Southeasterly side of Wells Avenue, North 47 degrees 50 minutes
East, a distance of 70 feet to the Northwesterly corner of Lot No. 11 on said map;
THENCE South 50 degrees 40 minutes East, a distance of 243.35 feet to 1peAv high water mark
of Jockey Creek; _.--
THENCE in a general Southwesterly direction along said ,17eaw high water mark of Jockey Creek
the following (2) tie line courses and distances; -
1. South 45 degrees 43 minutes 00 seconds West 74.71 feet;
2. South 36 degrees 31 minutes 00 seconds West, 61.23 feet to the Southeasterly corner of Lot 9
on the above mentioned map,
THENCE North 35 degrees 45 minutes 00 seconds West along the division line between Lot 9 and
Lot 10 on the above mentioned map, 257.06 feet to the lalltwavul side of Wells Avenue and the
point or place of BEGINNING.
The Grantor herein being the same person as the named Grantee in a certain deed dated October
6, 1973, recorded October 12, 1973 in Liber 7508 of conveyances at page 149.
TOGETHER with all right, title and interest, if any, of the party of the first part in and to any streets and
roads abutting the above described premises to the center lines thereof; TOGETHER with the appurtenances
and all the estate and rights of the party of the first part in and to said premises; TO HAVE AND TO
HOLD the premises herein granted unto the party of the second part, the heirs or successors and assigns of
the party of the second part forever.
AND the party of the first part covenants that the party of the first part has not done or suffered anything
v whereby the said premises have been encumbered in any way whatever, except as aforesaid.
AND the party of the first part, in compliance with Section 13 of the Lien Law, covenants that the party of
the first part will receive the consideration for this conveyance and will hold the right to receive such consid-
eration as a trust fund to be applied first for the purpose of paying the cost of the improvement and will apply
the same first to the payment of the cost of the improvement before using any part of the total of the same for
any other purpose.
" The Word "party" shall be construed as if it read "parties" whenever the sense of this indenture so requires.
