BEGINNING at a monument set in the westerly side of the north and south
right of way (parallel to the right of way established by instrument recorded
in Liber 629 of Deeds at page 116) distant southerly sixty-five and twenty-four
hundredths (66. 24) feet from the northerly boundary of the land of Leone D.
Howell; thence westerly at right angles 100 feet; thence southerly at right angles
and parallel with the westerly side of right of way 20 feet; thence easterly
100 feet to westerly side of said right of way; thence northerly along the
westerly side of said right of way 20 feet to the point or place of beginning.
TOGETHER with the right to pass and repass over the 26 foot right of way
established by George B. Reeve, Florence B. Reeve and Phebe M. Hollister,'
recorded September 6th, 1907, in the office of the Clerk of Suffolk County in
Liber 629 of Deeds, page 168, extending from New Suffolk Avenue southerly to
the southerly side of another right of way 30 feet wide established by Leone D.
Howell, extending from the first named right of way westerly 70 degrees North.

TOGETHER with the right to pass and repass over a right of way 30 feet
wide established by Leone D. Howell extending from the first named right of
way westerly 70 degrees North 0' East as far as the same is now or may later be

TOGETHER with a right of way to the shore of Peconic Bay over a strip of
land lying to the west of premises conveyed by Leone D. Howell and his wife to
Fred M. Jones, being 60. 5 feet on the southerly side of thi-s last mentioned
right of way and 95 feet in width on-the shore of said Peconic Bay at a bulkhead
line heretofore established and mentioned in the deed to Jones and others with
full and free access to the waters of said Peconic Bay.^
TOGETHER with a right of way over a 30 foot strip of land which is referred
to herein as the right of way upon which this lot fronts, -extending northerly from
the second mentioned or East and West right of way, northerly to the northerly
line of the land herein conveyed, the said right, however, to continue automatically
northerly as the right of way may,be extended.

BEING and intended to be the same 'premises conveyed to the parties of
the first part herein by Gertrude T. Miller by deed dated December 29, 1964
and recorded in the Suffolk County Clerk's Office on December 31, 1964 in
Liber 5678 of deeds at page 383. i
RESERVING, however, unto Gertrude T. Miller, one of the parties of
the first part herein, a life estate in the above described premises.
