WITNESSETH, that the party of the first part, in consideration of Ten Dollars and other
valuable consideration paid by the party of the second part, does hereby grant and release
unto the party of the second part, the heirs or successors and assigns of the party of the
second part forever,

filed in the Office of the Clerk of the County of Suffolk on 6/18/73 as Map No. 53, and
being bounded and described as follows:
BEGINNING at a point on the southerly side of Bridge Street distant 84.86 feet easterly
from the corner formed by the intersection of the southerly side of Bridge Street with the
easterly side of Sterling Place, which said point of beginning is the northeast corner of
Lot 28 on said map;
THENCE North 73 degrees 47 minutes East along the southerly side of Bridge Street,
84.86 feet to the northwest corner of Lot 31 on said map;
THENCE South 17 degrees 32 minutes 50 seconds East along the westerly side of Lot 31
on said Map, 73.39 feet;
THENCE South 73 degrees 07 minutes West, 84.85 feet to the easterly side of Lot 28 on
said map;

28, 74.39 feet to the southerly side of Bridge Street at the point or place of BEGINNING.
BEING AND INTENDED TO BE the same premises conveyed to the party of the first
part by deed dated September 16, 1963 and recorded in the Office of the Suffolk County
Clerk on September 17, 1963, in Liber 5416, Page 286.
RESERVING, HOWEVER, a legal life est a in the above-described premises with the
buildings and improvements thereon erected, in and to the party of the first part.
THE PARTY OF THE FIRST PART HEREBY RESERVES A SPECIAL POWER OF
APPOINTMENT, exercisable as often as they may choose, to change their remainderman
as follows:
TO or among any one or more members of a class consisting of the party of the first
part's descendants, in any degree, whether presently living or born hereafter, in such
proportions and amounts, without regard to equality, outright or in trust, as the party of
the first part may direct and appoint during her lifetime by properly written and
acknowledged instrument, and recorded prior to death, making specific reference to this
power of appointment. The party of the first part may not appoint themselves, their
estate, their creditors or the creditors of their estate, under any circumstances.
THIS DEED IS AN EXERCISE OF THE SPECIAL POWER OF APPOINTMENT
CONTAINED IN A CERTAIN PRIOR DEED IN RESPECT TO THE ABOVE-
DESCRIBED PREMISES, DATED MAY 19, 2003, AND RECORDED JULY 11,
2003, IN LIBER 12260, PAGE 603; AND IT IS FURTHER STATED THAT THE
PARTY OF THE FIRST PART CONTINUES TO RESERVE A SPECIAL
POWER OF APPOINTMENT AS HEREINABOVE SET FORTH.
TOGETHER with all right, title and interest, if any, of the party of the first part in and to
any streets and roads abutting the above described premises to the center lines thereof;
TOGETHER with the appurtenances and all the estate and rights of the party of the first
part in and to said premises; TO HAVE AND TO HOLD the premises herein granted
unto the party of the second part, the heirs or successors and assigns of the party of the
second part forever.
AND the party of the first part covenants that the party of the first part has not done or
suffered anything whereby the said premises have been encumbered in any way
whatever, except as aforesaid.
AND the party of the first part, in compliance with Section 13 of the Lien Law, covenants
that the party of the first part will receive the consideration for this conveyance and will
hold the right to receive such consideration as a trust fund to be applied first for the
purpose of paying the cost of the improvement and will apply the same first to the
payment of the cost of the improvement before using any part of the total of the same for
any other purpose.
The word "party" shall be construed as if it read "parties" whenever the sense of this
indenture so requires.
IN WITNESS WHEREOF, the party of the first part has duly executed this deed the day
and year first above written.
