party of the first part, and
Elizabeth Pantelis and Michael Pantelis, as tenants by the entirety, having an address

party of the second part,
WITNESSETH, that the party of the first part, in consideration of Ten ($10.00) Dollars
and other valuable consideration paid by the party of the second part, does hereby grant and release
unto the party of the second part, the heirs or successors and assigns of the party of the second part
forever:
ALL that certain plot, piece or parcel of land, with the buildings and improvements thereon
erected, situate, lying and being between the Incorporated Village of Greenport and the Hamlet of
East Marion, Town of Southold, County of Suffolk and State of New York, bounded and described
as follows:
BEGINNING at a point on the southerly side of North Road where the same is intersected by the
easterly line of land formerly of Ernest Wiggins, and now or formerly of Mary Blackman which
point is distant 6.95 feet easterly from a monument located 10/100ths of a foot north of the
southerly side of North Road;
running thence north 66 degrees 1 minute 20 seconds east along the southerly side of North Road
110 feet to the lands now or formerly of Charles King:
thence south 23 degrees 58 minutes 40 seconds east along said land 149.81 feet;
thence north 66 degrees 1 minute 20 seconds east 59.33 feet to land formerly of Cleaves Point
Corp. and now or formerly of Dawn Estates Shopping Center Corp.;
thence south 21 degrees 4 minutes 00 seconds east along said land and westerly line of lots shown
on the Map of Cleaves Point (Section 3,) 721.55 feet to a monument and the northerly line of a
private road formerly lands of Preston;
thence south 65 degrees 59 minutes 20 seconds west along said private road, 171.28 feet to the
easterly line of a 50 foot private road formerly lands of Preston which point is 8.72 feet east of a
monument;
running thence north 21 degrees 26 minutes 20 seconds west along said private road and easterly
line of Wiggins Lane, easterly line of lots shown on the Map of Fordham Acres Section 2 and
along the easterly line of land now or formerly of Mary Blackman 871.38 feet to the southerly side
of North Road the point or place of BEGINNING.
Being the same premises conveyed to the party of the first part by deed dated November 20, 1976
and recorded November 23, 1976 in the County of Suffolk in Liber 8146, Page 392.

TOGETHER, with all right, title and interest, if any, of the party of the first part in and to
any streets and roads abutting the above described premises to the center lines thereof;
TOGETHER with the appurtenances and all the estate and rights of the party of the first
part in and to said premises;
TO HAVE AND TO HOLD the premises herein granted unto the party of the second part,
the heirs or successors and assigns of the party of the second part forever.

AND the party of the first part covenants that the party of the first part has not done or
suffered anything whereby the said premises have been encumbered in any way whatever, except
as aforesaid.
AND the party of the first part, in compliance with Section 13 of the Lien Law, covenants
that the party of the first part will receive the consideration for this conveyance and will hold the
right to receive such consideration as a trust fund to be applied first for the purpose of paying the
cost of the improvement and will apply the same first to the payment of the cost of the
improvement before using any part of the total of the same for any other purpose.
The word "party" shall be construed as if it read "parties" whenever the sense of this
indenture so requires.
IN WITNESS WHEREOF, the party of the first part has duly executed this deed the day
