BEGINNING at a point on the easterly side of Nassau Point Road where the division line
between lots 29&30 on said map intersects the easterly side of Nassau Point Road:
RUNNING THENCE along said division line North 78 degrees 36 minutes 20 seconds East
343.58 feet to mean high water line of Little Peconic Bay;
RUNNING THENCE on a tie line along mean high water mark of Little Peconic Bay South 09
degrees 50 minutes 45 seconds East 199.60 feet to the northerly line of lot No32;
RUNNING THENCE along the division line of lots 32 and 31 on said map South 78 degrees 36
minutes 20 seconds West 328 feet to the easterly side of Nassau Point Road;
RUNNING THENCE on a tie line northerly along the easterly side of Nassau Point Road
North 14 degrees 18 minutes 53 seconds West 199.79 feet to the point or place of BEGINNING.
Subject,however,to an easement over a strip of land extending fifteen feet in width along and
above high water mark,which shall form part of a common roadway for the benefit of all
persons owning lands on said Nassau Point.
Being and intended to be the same premises conveyed to the Grantees by deed dated June 29,
1989 and recorded in the Suffolk County Clerk's office on July llth,1989 in Liber 10892 Page

TOGETHER with all right,title and interest,if any,of the party of the first part of,in and to any streets and roads abutting the
above-described premises to the center lines thereof;TOGETHER with the appurtenances and all the estate and rights of the
party of the first part in and to said premises;TO HAVE AND TO HOLD the premises herein granted unto the party of the
second part,the heirs or successors and assigns of the party of the second part forever.
AND the party of the first part covenants that the party of the first part has not done or suffered anything whereby the said
premises have been incumbered in any way whatever,except as aforesaid.
AND the party of the first part,in compliance with Section 13 of the Lien Law,covenants that the patty of the first part will
receive the consideration for this conveyance and will hold the tight to receive such consideration as a trust fund to be applied
first for the purpose of paying the cost of the improvement and will apply the same first to the payment of the cost of the
improvement before using any part of the total of the same for any other purpose.
The word"party"shall be construed as if it read"parties"whenever the sense of this indenture so requires.
